Firstly, I'll admit that the last photo may not be of the building, but it was food provided at the open house. If it encourages some on here to take the plunge and attend some of the open house events, I hope I will be given some leeway.
So, the proposal is for a 6 story rental 100 project. Given it's proximity to Sunset CC, Langara, and major transit, it really should be under some sort of expedited process.
There are a few things to point out about this project. First is a townhome on the southwest corner that will have two entrances, with one entrance into the lobby and another entrance to a private patio connecting to 51st Ave rather than the alley. The rooftop is being planned with a large empty area for events and a community garden, and part of the roof may be converted into an amenity room if City Planners are demanding such a space. Also of note is that the stairwell was configured to allow for a couple extra units to be squeezed in.
The developers originally wanted to see one parking stall provided per unit, but are starting to see the light of day given the location, and are open to reducing the amount of parking, which has an obvious cost benefit to them as well.
Though there appeared to be an attempt to spread the anti-development/change crowd from Chinatown to the Punjabi Market area, I was pleasantly surprised to see that effort bore no fruit at the open house. Turn out for the open house actually seemed very low to me. While I didn't get an exact number, I would place it under a dozen. Given the event was hosted by a neighbourhood restaurant, I found the low attendance even more shocking.
