ok fair enough it goes more to the north side than the south side..

still, nobody wants to have the dark corridors that toronto has, so I hope they don't plan to cluster them all together in future.

And I would still like to see a shadow study for this building in future.. just 'cuz.

Well do we want a core downtown with tall buildings and some shade or an open field/ground parking lots everywhere with sun? People are going to have to realize you can't get every single thing you want.

some of the parking lots have already been designated as future parks - the parking lot on hughson behind the horizon building is one such parking lot .

(or is it hydro one? I can never remember in this city..)

As with everything there is a balance you can strike, and you can stagger buildings.

it would appear that there are already shadow concerns that are being taken into consideration for this project, which can be read in the study here:

"Floor plates for the proposed towers will be limited in floor
area to ensure that the towers are slender in appearance and
there are no long duration shadows during the equinoxes.

- Both Towers are sited to minimize shadow impacts on
adjacent properties and sidewalks.

- The towers are staggered and sited 21.6m apart at the
closest partial wall. They are sited in a manner that will
complement the City’s skyline and will facilitate sunlight and
sky views and mitigate shadow impacts."

"Tower-A is setback from the 3rd storey podium along King William
Street and Tower-B is setback from the 6-Storey podium along King
Street. In addition, the proposed point towers, versus a more traditional
block building, will allow sunlight to reach the street and minimize
shadow impacts. The stepbacks serve to create a lower pedestrian
relative scale of the building along both King Street and King William
Street. The two towers are setback from the podium along Hughson
Street"

Also here is a future design consideration for that whole block:



Figure 1.17: demonstrates tower separation distances and setbacks from streets within a possible Block Master Plan Concept. As well as, the
potential for the adjacent property along King Street East (toned in blue) to be developed similarly with a 5-storey podium and a point-tower above
at the corner of King Street and John Street. Proposed Tower A and Tower B are sited so as to not jeopardize any future development and
intensification along King Street East, meeting the intended “vision” defined for the Gore district described in the Tall Buildings Guidelines.
Tower floorplate sizes are approximate.

Policies B.6.1.5.6 and B.6.1.5.9, as well as the Downtown Hamilton Tall Buildings Guidelines are met in this design. Even though substantial
height increases are proposed for both towers, they are based on appropriate tower massing design that will not result in increased sun shadow
impacts on adjacent properties, public sidewalks or public spaces, and will not have a negative visual impact on views to or from Gore Park at
street level.

Also see sun/shadow analysis section 5.0 in the pdf above. Just a small excerpt from that area:

"Shadow studies were conducted to examine any potential negative impacts resulting from the proposed built form approach. As an intensification
model, the podium base and slender tower typology was chosen for its more benign shadow characteristics. Shadows from a slender tower, while
falling at a longer distance, move more quickly and generally do not dwell on any one area for more than an hour. In the alternative tall slab form
buildings create shadows of a more persistent nature, often negatively impacting a district for several hours. "

And yeah, doesn't look like the shadows even touch the park at all..

This is good news.

It does seem a bit...heavy. I wish that weight were more on the rear of that property. Otherwise, looks okay, I guess.

The park will be just fine. As those diagrams illustrate, it will be property owners and tenants on King William that will lose the most direct sunlight certain times of the day.

But if Blanchard is ever planning to put up a tall and wide building on the south side of Gore, even if set back towards the Main St. side of the block, expect shadowing to be an issue of debate.

I think I like the east and south faces best (top image). I now find the angled balconies to be a bit much, a bit busy.

Overall though, if the materials are good, I think this will turn out well.

the only thing I don't like is that it now makes the cibc look small, and until now the cibc was sort of one of the tallest buildings right at the end of the park, which directed your focus to it..

then again.. that site has had a history of altering the building to make it higher and higher and higher.. make that building even HIGHER now!

that or you know.. finally BUILD something on the goddamn Robinsons site.. it's annoying.. unlike other areas that were converted to parking lots, this one isn't even being USED for anything.. it's just an empty tooth socket.. it's feels like the zellers site of the north side replicated on the south side..

also itd be really cool if this new condo had projection art blasted onto its east side from a projector a few buildings away, so that when you come downtown you are met with something interesting, they did that in some other cities, it was really cool

I love when buildings are lit up, esp. like the ones in toronto, where the tops are lit up, or the"ribs" - a city comes alive the most at night - downtown used to be aglow with neon everywhere..

Ideally CIBC would've built one 36-story tower instead of two 16.

Was down there for Art Crawl last night and drinks on a patio on King William... the rubble pile is more startling in person. Hopefully this thing (or whatever gets approved) goes up very quickly after the demo is done and cleared out.

I wouldn't sit too close to that btw if I were you - there were a lot of toxic substances in the demolition - toxic insulation, lead paint, asbestos etc.

stumbled upon this image of an advertisement for the building that was in the location before kreskys - at 1849 this may very well be the oldest image of that building around - it shows beautiful architectural details that would have made it a good bookend to the right house

interestingly the front of this building originally faced king william - putting it also as a bookend to the baltimore house, and showing an extension that would have run along king william st..



you know what I would love? For someone to do a 3d reconstruction of downtown hamilton at various times in history, and make a model off it, and display it somewhere like city hall - you could do early 1800s, when it was all wood, then after the great fire when stone buildings replaced it, then when it all got dilapidated, and then now as everything is being restored.

There was never a "great fire" downtown, except a few buildings becoming toast.
The beauty of some older demolished buildings is utterly astounding. We had quite a few architectural gems.
A check through old Hamilton pictures can bring a tear to anyone who loves this city.
Typical Hamilton, tear down that old beautiful building at King & Hughson, then replace it with a box, a shorter box.

regardless of how much damage it caused it was still called "the great fire of hamilton"

and yes almost every old building was a grant building at some point.. and yes many were replaced with boxes hehe, or their facades changed to something more modern looking at the time

Thoughts / Wags on timing of this project. Would be nice if Liuna could just transfer the crane from across the street as soon as they are done. They better get digging if that will be a reality.

Liuna will most likely start work on the Lister Annex on King William before this project.
