H&M has been good for downtown. I'd love to see us get a Uniqlo and a Zara too.

THE PEARL

Portlanders have long been known for superior quality in manufacturing and production of goods. This dedication to craftsmanship, along with a strong timber industry, made Portland a nationally recognized furniture production powerhouse in the early 20th century. Many of the Pearl District’s multi-story warehouses and commercial buildings that still exist today were built as a direct result of this furniture boom. However, as the railroad industry declined and the 50’s suburban rush began, the area shifted from a manufacturing hub, to a neglected, post-industrial afterthought.

THE COMEBACK

As we know, the Pearl District made a dramatic recovery and is recognized as a pillar of urban redevelopment worldwide. Those once dilapidated warehouses and commercial buildings now flourish as revitalized retail, restaurant, art, office, and housing projects. Oddly enough, the furniture industry has been curiously absent from the rebirth of the Pearl, until now! We are proud to announce that Design Within Reach will open their new flagship retail location in the newly renovated Stagecraft Building at NW 13th and Kearney this week!

THE FUTURE

The new Design Within Reach location is one of the largest leases in the Pearl within the last 5 years and represents a new opportunity for the Pearl’s retail offerings. “After the recession, a lot of furniture retailers either shuttered their doors or downsized dramatically. Now, with DWR making a big statement with this lease, there is an opportunity to bring in more furniture and soft goods retailers to the district,” says Urban Works Broker Dan Bozich, who helped Design Within Reach end a 2-year search for a new location. Bozich thinks the timing is perfect to bring in new tenants and expand the footprint of the Pearl. “Right now the big focus is within the Brewery Blocks and the great collection of restaurants and nightlife there; however, I think this new DWR flagship store will draw interest from more national retailers looking to make a mark in the Pearl.”

Well, here's the answer to the question of what's going in at the top floor of Pioneer Place:

WeWork doubles its Portland footprint

Coworking giant WeWork, which already has one Portland location in the U.S. Custom House in Old Town Chinatown, is doubling its Portland footprint with an additional 30,000 square feet of space in the heart of downtown.

The New York company, which has more than 100 locations around the world, has signed on for the space at 700 S.W. 5th Ave. on the top floor of Pioneer Place. The new location will offer up enough space for more than 675 members.

""WeWork Pioneer Place members will have access to downtown Portland, to our beautiful WeWork Custom House location and to 90,000-plus members and 100-plus other WeWork locations around the world," said Gina Philips, WeWork's director of community, in an email. "We are proud of our growth in Portland and are excited to announce our second location, which will double our size in Portland."

Target Announces They'll Be Replacing the AMF Pro 300 Bowling Alley Next Year



Yep.

That's the new Target store that's proposed for the site of the AMF Pro 300 bowling lanes on SE Powell. Target announced today that the chain store's newest Portland location will, as rumored, be replacing the beloved bowling alley next year. Scheduled to open in July 2018, it's a "small-format" version of the store, although it's still a whopping 32,100 square feet, and will feature a tailored selection of merchandise including groceries, apparel, home items, and other Target-y things.

Local retailers adapt — or die.

The last Macy's fire sale signs have been taken down from the Meier & Frank building downtown.

Across the street, WeWork is getting ready to move into its new digs in Pioneer Place, where the co-working space will occupy the third floor that years ago was occupied by housewares retailer Williams Sonoma.

A few blocks west, on Southwest Alder off Broadway, Zelda’s Shoe Bar owner Libby Hartung is marking her second year in her downtown location. She relocated after 21 years in a shop on NW 23rd.

Sorry to bump this thread so late, but I was walking around downtown a bit today and wondering about the retail environment. While vacancies are way down from the recession, there area some major gaps. The corner of Broadway and Morrison lost Shreve jewelers and Abercrombie, anyone know of what might be moving in? The Abercrombie space seemed to be under construction. And the former Ross / DD's space sits empty, and was going to be a high rise project, I think now cancelled. I hope Macy's leaving doesn't create a ripple effect. DT is strong but... we're not a first tier market. I read somewhere recently that there were some major retail announcements coming for the city center soon, but other than Room & Board in the Pearl I haven't heard.

What is the deal with the space across the street from Nordstrom, at SW Morrison and Park?!? It's been vacant for nearly a decade. Carl Grove left that spot in... 2007?

Another loss for downtown is Camera World. Their space was huge, and it's been vacant for a year and a half. I was told they were paying $25,000 a month to lease that space. Ouch. If that's true, it means the owners of that building have lost $450,000 in rent.

Pendleton is moving to Park Avenue West & closing their store on SW 4th (between Salmon & Taylor). It'll be interesting to see what becomes of their old space.

Wasn't that building corner to be remodeled for a McDonald's at one point? It's such a prime location, it's hard to believe nothing's happened. But
I swear that I read there was a redevelopment coming a few years ago. Morrison ought to be a much more cohesive and vibrant street than it is.

Yeah, maybe 5 years ago, back when PAW was stalled...? I can't imagine how the owners have let go of decade of rent. A DECADE OF RENT. That's crazy. Is it that the building is in such poor condition that it would cost a fortune for a retailer to move in? The space, at least on the outside, is so unwelcoming. Geez, it's half a block off Portland's living room and it's been vacant for a decade. It's a shame that nasty old building where Carl Grove was can't be torn down and replaced.

Look at this! The last time that nasty building had a tenant, The Virginia Cafe was still at their old location, directly behind Nordstrom!

Payless Shoe Source is leaving their location at 6th and Alder. More empty retail space!

I really do think that development of the Pearl, as well as other locations such as the West End, have inadvertently sucked the life out of retail in the central core. With department stores in decline and a lot of chain store hurting as well, that's not helping. Having more housing in the central core would probably help lure more retail. I've said this before, the lack of drugstores downtown is interesting as compared to other cities. Walgreens and CVS opening up a store each would 🞵🞵🞵🞵 up some of the large empty spaces. Pioneer Place really needs a large anchor tenant too. The mismash of chain stores doesn't do it and the new food court (hall) is doubtful. Until I see a list of tenants, I have a hard time seeing any decent food place wanting to locate in that dungeon when there are so many other options.

Hmmm I'm glad to see it leased, but I feel like such a prominent corner could use something more interesting. The St. Honore cafe 2 blocks north on Broadway is a great addition of a local business. There's a need filled here with CVS but isn't Rite Aid a block away?

Was the place busy? I've still never been there. I just can't understand what they were thinking when they built out their space. It seems crazy to me that they didn't build an entrance on the street rather than force people to first enter the mall through that often forgotten about escalator entry. My god, they're next door to the friggin' Apple Store! ...but, no. They have zero street presence except for a sign that seems more like an afterthought.

I've been in a couple times, work happy hours and whatnot, and it's always been packed.

Pretty full. I am not sure how much control they were given in the build out over mall management, as I am sure they would have preferred direct access and maybe some sidewalk seating.

For Portland fans of the Spanish fashion giant Zara, the long wait is almost over. Construction has begun on the fast-fashion innovator’s first Portland-area store in Pioneer Place. It’s scheduled to open this spring.
The store will occupy most of the first and second floors of the Pioneer Place building at Southwest Third Avenue and Yamhill Street, adjacent to H&M.

The mall is going through some pretty big changes. Most of the stores in the rotunda section are gone - except H&M and 2 or 3 other small ones (Scotch & Soda, L'Occitane, and maybe something else?). All of the space in the rotunda along the north/east side on the lower level, street level and 2nd floor is being filled by Zara, extending down the lower level concourse too. It'll be bigger space than H&M. I've never been to a Zara before. I had no idea their stores were so large.

Some of the stores that had been in the rotunda moved elsewhere in the mall, and I suspect a few are just gone... but getting a Zara in there should be very good for the mall.

The food court renovations still aren't done, and it looks like they changed the name again. Roots something or other. Roots Food District? Whatever.
