Too bad we didn't get the Mandarin. It vaguely reminds me of the Legacy at Millennium Park in Chicago, which is a great looking building.

Speaking of the Mandarin, here's hoping we see some progress with 1138 Peachtree soon. Although from what I saw so far the Mandarin looks like a much better proposal than the existing 1138.

Perennial Properties moving forward with development at 1781 Peachtree

http://www.tonetoatl.com/2017/07/perenni...t-project-1781-1789-Brookwood-Hills.html

The preliminary program based upon Dwell Design Studio's synopsis:

Quote:
254 Market Rate Apartments, 10,000 s.f. Commercial Office, 8,000
s.f. Retail Shell and a 4 level, poured in place concrete parking
deck. Unit designs will include a total of 8 base unit types with
required variations based on skin conditions. Amenity spaces will
consist of 7,500 sf Clubroom/Fitness, Leasing Office and exterior
Pool Courtyard set over the elevated, concrete podium slab.
Looks like it will be a pre-engineered, load-bearing metal stud construction (a-la Epicore or similar) above parking/retail podiums at first glance based on the renderings. The use of this structural system does usually create a rather boxy design but looks like they're doing a decent job at breaking up the monotony of the structural system's limitations. Nice to see something from Dwell other than the ubiquitous wood-framed construction designs their studio had been cranking out lately.

The article also mentions the redevelopment of Oak Knoll apartments on Piedmont to come along shortly as well.

I agree. Really love what's going on in Buckhead right now. I'm a huge fan of what Camden Buckhead is doing for expanding and connecting the neighborhood. Seems like Piedmont & Pharr to East Andrews will eventually be built out.

Rising

1000 Park Ave coming up Longleaf Drive

Hanover Buckhead heading North on Peachtree - Massive

Camden Buckhead - Couldn't capture much because all of the @$$holes in a rush to go nowhere

Apogee Buckhead - what the "F" is an APOGEE anyway? Related Group if you are reading this, please change the to Icon Buckhead. Thanks in advance

Emerson - you can't see it here, but they are already demoing the building

The Charles - Definitely under construction with crew tearing down the existing building

Buckhead Atlanta "The Office" development prepping for construction

Hanover Buchhead - landscape going in.

AMLI CityPlace - these are the mid-rise apartments. You can't tell from the photo, but they are using upscale materials with this buildout. Very impressed!!!

New Phipps Apartments - I think they are called Domain and this is the only good side. The rest looks like something you would see in a circa 1985 garden style shit-hole apartment complex. Really...what were they thinking??? And don't get me going on the mess of a renovation they did to both Phipps and Lenox. They both look like the entrance to an outlet center/flee market.

Nice pics, thank you. (Also, nobody quote that post please.)

Amazing the extent to which the good construction in Buckhead now is concentrated in the Village area. With its already established nightlife area I feel like that will become a nice, walkable neighborhood sooner rather than later--just without transit. But there will soon be a TON of stuff within a 3-4 block walk, at least comparable to any single location in Midtown.

Dancing Goats announced a shop at the corner of Peachtree and Grandview, too--right in the middle of all this. That's the sort of thing that helps a neighborhood be more of a neighborhood.

Driving down 85 connector now and I must say the newly added density in the skyline as well as the dozen cranes scattered throughout looks very impressive. The skyline is really coming together.

The NCR building is beautiful.

Another Project in Buckhead Village

I also noticed on my travels today the old shopping center on the corner of Grandview and Pharr is being redeveloped.

Buckhead Village

Is undergoing a very impressive transformation. Was kind of flying under the radar to me, but will be even more of a great, walkable area in 9 - 12 months.

That would be great for the city.

BS - that was not meant to be a complete pictorial "cornucopia" of projects under construction in Buckhead.

On Google Maps, it looks like the western end of building has already been demolished. I'm no developer, but it seems like an odd choice to reduce square footage and do a facelift in such a booming location. Or are other plans afoot?

The developer's daughter is my neighbor. I will see if she has more details.

To each his own-- if classy means ill proportioned with cheap materials-- then yes, this is classy (maybe in a Vegas kind of way? ...)

It is not an amazing building but it is also FAR from an eyesore. The classiness to which I refer simply means it is a pretty simple building not trying to do too much. I think Atlanta (Buckhead) could use a few more of these as infill.
