In the southeast Valley, plans are underway for a new condo tower that could top 20 stories with a Whole Foods on the ground floor near downtown Tempe. At 225 S. Roosevelt, a new project with 32 townhomes is underway.

Unless project plans for the Foundry have changed under our radar, which I highly doubt, this is probably nothing more than AZ Central reporting on old news. But I wouldn't be opposed to a 20 story if the case were the former.

I think it's in line with the plans at least as they stood last summer-ish when City Council entered development agreement. The main "mill" building will be office/retail; they will building additional new 1-story retail buildings; and the taller silo building will be hotel. I guess it is the first I remember hearing of it being phased with the hotel coming later, but the redevelopment has always seemed like such a long shot that I don't really mind phasing it if it means something gets done. And I guess it does leave out some of other features, like the amphitheater--unclear what the status of that is.

Tempe updated their building permit/plan review information. Updates:

• The Local/Foundry/Whole Foods had their building permit issued. Fence and signs are up. This one appears to be a go.
  
• Carvana has applied for a building permit, and seems to be moving forward.
• Metro 101 (Apache/101) applied for building permit. Glad this one is moving relatively quickly. Good to get something that isn't trying to be "luxury."
• Freedom Rio is in review for a building permit (sort of old news, given that as others mentioned above, there is already some vertical construction)

Somewhat confused by lack of information regarding permitting for The Pier. Clearly a fair amount of work being done on the site, and the tower crane base in.

Pretty cool though overall to see a lot of the long-in-coming projects coming good. By my count, that gives us:

• Broadstone Lakeside
• Jefferson Town Lake
• Aura Watermark
• Rise Apache
• Nexa (basically done but I'm counting it)
• ASU Bio building C
• Sterling
• Valor on 8th

Does The Pier really have a tower crane base in place? That would be incredible! I thought this was pie in the sky. But this is the best project going up in Tempe IMO. Seemed too good to be true!

That is fantastic! Thank you for the pic.

You'd think they'd begin to advertise with a web site and some PR. But I guess it's going to be a long build and if I recall, they are apartments and not condos, so they won't have to advertise as far in advance.

I think the demand for high-rise living is huge amongst students who can afford it in downtown Tempe. Hopefully this will be geared towards a older crowd however. As I recall it being more of a high-end project with shops and restaurants.

Developed by Denver-based Forum Real Estate Group, The Local will be a nine-story, luxury apartment residence anchored by Whole Foods Market 365. Representatives from Forum Real Estate Group and Whole Foods Market 365, along with Tempe Mayor Mark Mitchell, will speak about the project at the groundbreaking press conference.

Glad that it will be a Whole Foods "365" brand. Not sure what the Amazon acquisition will change about Whole Foods, but seems like it could be a pretty cool downtown grocery.

I remember biking around Tempe Town Lake a couple of months ago and there was a stack of tower crane sections laying around. Really cool they are ready to get some of them up. I have been waiting patiently for this area to develop.

On a side note, are they supposed to build another pedestrian bridge on the East end of the lake? I've always thought they would when the Pier was finally developed, but I could never find any information on it.

I don't know if there is such a plan, but it would definitely be a welcome project, allowing people to enjoy a walk, run, or bike ride in a loop route around the lake. It would also enable better connections between points north along the Scottsdale Greenbelt and the new Rio Salado path in Mesa.

Some of the renderings for the old Pier 202 proposal show a pedestrian bridge in that area (e.g. http://www.formacompanies.com/posters/1B%20Pier%20202%20at%20Tempe%20Arizona.pdf). I'm not aware of any serious engineering studies or anything that have been done. But I definitely agree that a bridge from the Southbank site to roughly where the lake path meets the Scottsdale Greenbelt path would be awesome.

There are concrete supports on the East end of the lake similar to the supports under the West end pedestrian bridge, so I've always assumed they were planning to build another bridge at some point. Probably wishful thinking

...The Tempe project, dubbed The Local, will rise nine stories with the Whole Foods Market 365 on the ground floor and parking and luxury apartments above.

The project broke ground at University Drive and Ash Avenue on July 11. Residents are expected to begin moving in by early 2019...

Dignitaries at the July 11 groundbreaking ceremony buried a time capsule at the site provided by the Tempe Historical Society...

The time capsule, which contains such items as an Arizona State University 2017 commencement program, a can of kilt lifter beer from Four Peaks Brewery and an Arizona Republic newspaper from July 11, will be unearthed in 20 years.

Waste of good Kilt Lifter if you ask me.
