At least they used interlock pavers... but that is kind of offset by the fact the houses are facing a 4 lane boulevard with an industrial complex across the street.

Good on the borough.

Toronto is crazy strict on the percentage of lot coverage and the style of pavers for lawn parking. They need to permeable. Throw in a driveway and owners can do whatever they want. They can pave their whole front lawn with asphalt, concrete or non permeable pavers.

The "poor" owners have trouble coming their way from the borough who wants to force them to add more greenery and reduce the amount of pavement. Those houses broke the zoning regulations. Whatever happens next, at least we know that this will not become a trend within the limits of Montreal.

I know the zoning regulations disallow people from expanding their driveways over the whole front yard in Toronto and I'm sure it is the same for the unidriveways in Calgary. Afterall, this is mostly about stormwater management.


The big difference here is the borough appears to be enforcing that regulation.

I wonder if the owners would in turn have a claim against the builder for any expenses incurred? In any event, it wouldn't be that difficult to add a few small trees to that frontage, especially at the end units.

That's often one of the compromises that has to be made with infill, isn't it?

It was pretty common in industrial towns before zoning separated uses. Most of the old plants in Kitchener had workers homes next door. Good arrangement in a time when most people probably walked to work.

In the modern context one of the biggest issues is actually the detrimental effect on existing industrial operations. When a residential use, and particularly a single family home moves in close proximity is severely limits the levels of noise / fumes, etc. that are allowed nearby. Existing uses are usually grandfathered in but if someone wants to expand their operations or a new business moves in it can be problematic.

Multi-family buildings can actually be a bit better in this context as it's easier to design them to shield from industrial uses. The waterfront condos beside the Redpath sugar factory in Toronto are a good example - that's essentially a blast shield facing the factory (and there for a reason): https://goo.gl/maps/ZJVkJipGFPk
