Well Medical office and senior housing together sort of makes sense when you think about it, but not the office. I wonder how tall the tower is...it looks to honestly be at least 450 feet.

I will say I am glad that it at least appears to be separate from the main building. We are going to see some very drastic changes with the rise of autonomous taxis here soon and I worry what will become of all these high rises built on top of massive parking decks that have no other use.

If we are speculating about the future, those massive parking decks could potentially be transformed to one or more of many other uses, office space, more retail, etc...

Yes- the street engagement is AWFUL when you have a driveway that looks like a highway off-ramp coming off Courtland Street. (I'm not even sure SPI-1 would even approve an angled driveway like this per their zoning codes). In fact it doesn't even look like they designed this looking at the SPI zoning requirements.

Your vista while walking and/or driving down Juniper/Courtland will be this parking deck entry.

Also, the retail tucked under the parking deck is a tough sell even in most of the densest parts of Midtown. You need a decent lease depth and height to get any substantial retailers to lease that kind of space. The spaces look like they're not even 10 feet tall (the SPI zoning requires active use along with all edges 14'-0" in height).

Almost all modern parking decks are not built in a way they could be transformed into other (human) uses. They are mostly sloped floors with very low ceilings. There are examples of older decks that have been converted (including here in Atlanta) but modern decks the only real reasonable option is too demolish and rebuild due to how they have been cost-engineered down to optimal design for cars.

I don't see parking going completely away, however, perhaps parking decks utilization will go way down in the future. In that case, deck owners will be looking for other ways to capitalize on their space. I see new buildings being built without parking, and existing parking decks capitalizing on that. Spare space in decks can be used as self-storage utilities, artist (lighting might be poor) or craftsman 'loft' space, or other quasi industrial use.

There was part of a parking deck demolished in Cambridge MA to make way for a new building. They managed to remove the portion that fronted the street- I gather in certain situations this could be done if the finances lined up.

Good thoughts. Those are some good potential uses. The sloped floors will still be challenges for all those uses, but not deal breakers if the price is low enough. Think we will have adjust are building codes some to allow it, but hopefully that is able to get pushed through once a lot of these starting going empty.

You are right the sloped floors would be a challenge. I'm sure in the future we could think of innovative ways to redo such structures.

As long as the columns are all that is supporting a building, its entire parking deck could be pulled out and replaced with regular floors. It wouldn't be cheap, though.

Some planning permit updates:

A permit was filed to convert a former industrial building on the Beltline Southwest trail into a 72,000 sqft data center. Location is 1201 White St SW.

Planning permit filed for parcels behind Studioplex to be rezoned from residential to mixed-use. 26 Airline St NE.

The under construction Caravaca Market in "Trace Midtown" filed for outdoor seating.

Permit filed for a new hotel in Buckhead at 3475 Piedmont.

Permit filed for 14 new townhomes near Grant Park at 575 Eloise.

Permit for a 5000 sqft addition to the office building at 3405 Piedmont.

Also a bunch of building permits were filed for 26 new townhomes at 626 Parkway, between Ponce and North. Projects like this should help to fill in the small gap between Midtown and the Beltline/PCM.

I have driven by this site everyday since they closed the Checkers, and it's amazing how large the bottom level will be. Also amazing: how much farther along Modera and Icon are than Hanover.

I'm also excited to see that Domino's replaced with something HUGE.

I would love to know why Hanover is taking so long? I understanding it took long getting started because of the excavation for the underground parking, but the buildout of the actual units has taken twice as long as I would have reasonably expected.
