Metrotown could easily become a fantastic urban space while retaining the mall.
For me it actually feels more like a core than Brentwood. Brentwood will have many big towers and a nice new moderately sized mall, but Metrotown will still have more destinations. Love it or hate it but Metropolis is a destination, and it is not of the dying strip mall variety. It also has a healthy mix of office towers, a real city park with a decent sized stadium, etc...

Personally, retail space does not mean much to me. Given the size of Metro I go in and out as fast as I can. Dislike it a lot. I had a choice of the two and decided on the Brentwood area because of it.
As for Brentwood, it is still in its infancy. There is going to be new retail space in 2019 at Brentwood, more offices and retail at Gilmore Place, a high street with shops and eateries along Dawson Street, a new urban park at Concord, the future development of Carters with more retail and office space, and a connection to Burnaby Heights and Confederation Park. Burnaby Lake is also close to Brenwtood as well.
As for the comment about Lougheed and Willingdon being a factor in making Brentwood more suburban, that is laughable when you have Kingsway and Willingdon in Metro along with roughly a 10-lane section near Kingsway and Nelson.
As for the towers I like the fact that the glass is tinted a darker colour. It breaks up the monotony.
