That is a LONG time ago. How are you able to tell it's from 2015?

It's obviously outdated, given that it is using an older design for 500 W. 2nd, but why the specificity of 2015?

The design of 500 W. 2nd and the April, 2015 date on the Bio with the architect's portfolio are the main reasons. Also, Syndic's posts about his source mentioning a supertall by the power plant were made in April, 2015.

I'm worried this is just another "study." Without any movement on the entitlement front, this is just a dream (at the moment).

Furthermore, this thing would cost well north of $700 million to build (as depicted). I'm not sure one could secure that type of financing in the current market.

Sounds like this one might be just a dream for now.

That was some good follow up by Austin Towers. A Gensler designed “luxury mixed-use” project could still be substantial.

Well there goes that. Maybe Facebook was toying around with this concept two or so years ago - who knows? But I'm not waiting for the new project with baited breath by any means. The 422 foot tower referenced above is likely what it is if that's what Austin Proper is advertising. While it would be cool if it was this exact design chopped down with the same podium and everything, the similar height to Northshore makes me think we're going to get a twin of sorts like the original vision. I personally think that would take away from the Northshore as well. Too bad. This area needed some height diversity and this was a missed opportunity to break it up.

We should be getting close to the date of several major project announcements. Besides this one, there's Trammel Crow's other big one - Block 71, Brackenridge Tract in August, and the Travis Co. block could be announced any day. I like the one Travis Co. block rendering we have. But I don't like it enough to hope that was the final version.

Is the Brackenridge tract going to have updated renderings in August? Have any site plans with info been released yet?

Yea. The Gensler guy's comment on the rendering being "extremely speculative and hypothetical" doesn't mean that it won't be something substantial, but it surely won't be quite as ambitious as the rendering.

It seems to be a good sign that they were thinking big out of the gate though. So his other comment that it will be "completely different" from the rendering isn't necessarily a bad thing.

Glad to see you posting again. You were spot on in the past with two other Austin projects as well as Frost in S.A. when everyone was thinking that would be ~50-stories. Can you throw some numbers at us about Block 71? "Better" could be 400' or 600'. Guad & 6th could be the infamous Post Office site. What's going on there?

Scraperwill nailed The Independent and Third + Shoal. Any crumbs on Block 71? There have to be renderings of that by now.

This might pass up the Fairmont as the biggest disappointment when it comes to early vs actual renderings. But we haven't seen the latest version of this one yet, so I can't say for sure. But I'm probably more disappointed with the Fairmont because that incredible first rendering was presented by the developer when the project was announced. This one had a grain of salt element to it just because of the found footage aspect.
