A HI is fine in that spot as long as it has all the amenities and is as upscale as possible for that brand

Looks like the Gateway Casino on the south side is moving forward.

Should also be here who gets the new Provincial Lab in the next few weeks. This one appears to be fast tracked as well.

Also heard a number of proposals which are now moving forward through design. If these move to construction phase the next 2 years should be a very busy construction period.

After a couple of meetings with the big construction groups last week, they are gearing up as well.

Do you know if they are keeping the lab downtown?

A number of proposals? Residential? Downtown?

My gut feel is that it will be a mainline mid-priced family-friendly HI akin to their "Inn & Suites" location in the west-end. Doubtful it will be a HI Express since there's already one on 104 St.

The CIBC on Whyte Ave next to the Black Dog has closed. I kinda like the look of this building, hope it is repurposed and not demolished.

Given the area and regs, I don't think we have much to worry about.

Res in the downtown on a site currently in the construction zone.

Lab would move to a new central location. One option is the U site.

I forget ... is Gateway Casino on the south side just a renovation or is this a new build in new location?

I wonder is Shirley Love still leading the parade over there? A powerful voice for sure.

The site falls within the Provincial Historic Area and in all likelihood any demolition permit would be met with opposition and if necessary they would designate the building through Ministerial Order.

Quick question regarding the $/sq ft for downtown, how much does the cost of parking come into unit cost. I'm curious to know if car-free developments would be one viable way to open up the lower end of the downtown market to millennials, lower to middle income residents, retirees looking to downsize, etc.

Yes, they would. If one chose not to develop a parkade you could shave off $40-50k/unit.

So a realistic figure sans parking would be... $300-ish/sq ft? So in theory you might be able to get a downtown microflat without parking under the $100K mark? If so, sign me up! Might not be everyone's Cup 'O Tea, and even though I do drive but have a place outside the core where I can leave it...
