C3D Architecture's Glassy New Rental is Now Rising on Lexington Avenue
June 2, 2017
Quote:
In 2014, it was leaked that Albert Shirian’s Lions Group NYC will be building a 14-story, 40-unit rental tower at 229 Lexington Avenue. The site sits midblock between East 33rd and 34th streets at the intersection of NoMad, Kips Bay and Murray Hill. Now the project has finally gone vertical with several floors framed above street level.
The shimmering design was shaped by C3D Architecture, who explain the street facade features full height structural glass windows and accentuated metal antique bronze finish frames. Inside will be 40 apartments numbering just 2 or 3 per floor.

Passive House Design for Tribeca's 312 Canal Street to Go Before LPCFirst Rendering of CGI's Boutique Condo Building Coming to the Upper East Side
June 5, 2017
Quote:
Seven years after their penned retail rehab attempt, which the Landmarks Preservation Commission (LPC) deemed “sad,” the team at Trans World Equities and Paul A. Castrucci Architect will be back before the commission tomorrow with a 9-story residential project with ground floor retail. The scheme will replace a shuttered stretch of storefronts at 312-322 Canal Street and rise within the Tribeca East Historic District, hence the necessary LPC approvals.

DDG Starts Construction on Their Next Bold Condo, 100 Franklin Street
June 6, 2017
Quote:
Over the last decade design and development firm, DDG, has racked up an envious collection of high-quality residential buildings that would put most developers to shame. From their Gaudi-esque 180 East 88th Street to their flora-infused 345 Meatpacking, the young Joe McMillan-led firm has already shaped projects in variety of scales and neighborhoods. Despite our city’s ever-present regulatory hurdles, the firm has consistently managed to produce buildings that break from convention.
DDG’s next project up to bat is Tribeca's 100 Franklin Street —a 10-unit condo building that will be their second in Tribeca.

First Look At New "Lifestyle Hotel" Coming To Boerum Hill
June 9

Quote:
It has been three years since rumors first swirled that GB Lodging and GFI Development Company would be bringing a Brooklyn outpost of the popular Ace Hotel to 61 Bond Street (252 Schermerhorn Street). Building permits were filed that same year calling for a 13-story inn with 285 rooms. The parking lot site at the corner of Bond and Schermerhorn streets sat fallow for months as Downtown Brooklyn grew up around it. Work finally began last year only to be halted once a construction worker died after a piece of machinery broke off and hit him in the head.

Despite Lawsuit, Chelsea's Church-Encroaching Condos Top Off

Einhorn Development Group’s controversial condo project at 124 West 16th Street has topped off construction. The local developer acquired the parcel for
$4 million in 2012 from the adjacent French Evangelical Church. To grow the
project larger, Einhorn purchased the unused development rights from the
church and was given permission to bridge over the sanctuary. The
mid-blocks of Chelsea have a height limit of 120 feet which is why Einhorn had to expand
outwards rather than vertically.

Project: 2450 Ocean Avenue

Quote:
Brooklyn developer Yaacov Azrad filed plans with the city’s Department of Buildings on Friday for a mixed-use project with 105 residential units at 2450 Ocean Avenue.

The 80,906-square-foot project would be seven stories tall and include a pool, a fitness center and a medical facility in addition to the residential units. Community space would take up 1,856 square feet of the building, while the remaining 79,051 square feet would be residential space. This development is actually two separate developments; the structure rising to the right and a soon to be rising structure to it's left (where the excavators are). A few weeks ago, I posted a picture of the rendering for the building on the left.

^ Gale Brewer chimed in against it, too. The ugly NIMBY witch.

You should see the unremarkable graffiti-filled structure that's there now (click on the Yimby article link). The NIMBYs are talking about preserving it. Unfreakinbelievable.

New Rendering for 145 President Street Released Ahead of Sales Launch
Quote:
The quaint brownstone streets of historic Brooklyn's Carroll Gardens will become home to a seven-storey condominium development by Avery Hall Investments, as a new teaser website and hero rendering builds anticipation for the summer sales launch of 145 President Street. All but one of the 17 residences will contain either three or four bedrooms, with two garden residences and two penthouses strengthening the developer's track record for luxury homes in highly desirable Brooklyn communities.

Smile NEW YORK | 115 Stanwix Street | FT | 8 FLOORS

Project: 115 Stanwix Street

Quote:
Renderings have been revealed of an eight-story, 130-unit mixed-use building in the early development stages at 115 Stanwix Street, located between Montieth Street and Flushing Avenue in eastern Bushwick. The latest building permits indicate the project will measure 91,004 square feet and rise 80 feet to its rooftop.

There will be 130 rental apartments, each of which should average 675 square feet apiece. There will also be 3,305 square feet of commercial-retail space across the ground floor.

Brooklyn-based Rabsky Group is the developer. ND Architecture & Design is responsible for the architecture, Brownstoner reported. The 20,997-square-foot site is vacant. A construction timeline has not been disclosed.

Smile NEW YORK | 40 Bleecker Street | FT | 12 FLOORS

Project: 40 Bleecker Street

Quote:
The new building will rise on the corner of Bleecker and Mulberry streets next to yet another luxe Noho condo, the Schumacher. According to the Real Deal, developer Broad Street Development snagged the two buildings currently sitting on that site for $178.5 million back in 2015.

What will rise there will be quite different from the current nondescript structures. Broad Street tapped Rawlings Architects, with which it worked for the condo conversion at 215 Sullivan Street, to design the building; it’ll rise 12 stories when completed, with 61 one- to three-bedroom apartments, along with a few penthouses. A new rendering shows a design that’s more in keeping with the neighborhood’s new, flashier architecture than the low-rise buildings around it.
