June 27th we will learn more about the plans north of Rogers Place.

Incredibly exciting.

It would be fun to pull out the old Downtown North plan from the late 70s / very early 80s to compare. It would be very apples and oranges.

I am hearing 30%... and 11-13mil sqft or about the same as all of Downtown Vancouver or more than Downtown Edmonton.

People are expecting 20-21%. We have a report/strategy going to Council in a couple of weeks that EEDC with BOMA et al. to review some options.

I'm guessing the longer-term plan for most developers is to either upgrade to AAA status or convert smaller, older un-renovated buildings for reuse to residential which Calgary could use a good injection of live in the core itself...

^ it's tough to upgrade a building to a higher class without significant improvements in ammenities, elevators, lobbies, washrooms, HVAC services and sevice levels. A lot of those older class A buildings will either need major retrofits or a different business plan to remain viable. I don't think residential conversion makes sense in most cases for those types of buildings, it's generally only really a viable option for buildings that have literally become unsuited for office space anymore, which are only a small portion of the empty space available. If Calgary can diverisfy a bit, they need to get tenants who don't have the deep pockets that the oil companies do (had) to look at space in those buildings

Cenovus in YYC is going to be toast - expect a sell off soon and more empty floors in the Bow as whats left of the Canadian oil industry continues to consolidate. No more fancy digs and cut throat streamlining of operations - shareholders have had it with fat cat operations. Todays news on Cenovus makes this crystal clear.

I wonder if it was always the secret intention for these to be condo... Pretty smart. Say that it's rental while marketing jw so that people think JW is their only/quickest chance to buy in the ice district. Then once enough people are locked in at JW... Surprise surprise condos. Rental never made sense there...
