the safeway in burquitlam is multilevel, it seems to work well.

If you look carefully there's more walls framed in place, they also added the brackets for the steel awnings. I walked by today and there were a number of workers on site working away. It's slow but definitely going faster than the previous few years.

Burquitlam has/will have Safeway Liquor Store - is partly that why it's 2 level?

^Yeah, the Burquitlam Safeway is virtually all on the second level. There are a few accessory portions located on the first floor (liquor store, floral, the main entrance) to provide animation at street level and hide the parkade behind.

I wouldn't mind a similar setup at Commercial-Broadway with a second-level grocery store. Then you could have smaller local-serving retail on the ground level.

Broadway Commercial Post 1 / 3 - Plaza Proposal

Commercial and Broadway Open House Post 2/3- Other Amenities and the Podium

So, this post is about the other public and private features that the building will be adding. Included are a few photos of the podium. As mentioned previously, Safeway wants to be primarily on one floor, and that is shown in the renderings. The site is planned to have activity on all levels of it's podium, and is even breaking that massing up with the breezeway and a vehicle accesses on the eastern portion. Although it's only an early concept, I have to say as a child I could have only dreamt of a play area like that.

Broadway Commercial Post 3 / 3 - What you came here to see, plus my feelings





















The last one for tonight. Though later this week I'll probably post some photos of the model, and how it showcases the design evolution.

My feeling was that this project is really something different, which makes sense as it's a vision Bing Thom, the man, had for the area for a long time. The team is trying all sorts of concepts, from varying degrees of co-op integration, units with "patios"/storage space that opens onto the hallway, as well as units with windows that look onto hallways lit by solar wells.

As you can tell from the renderings, community and family living is a key aspect of the project. A large daycare is being planned for the podium, and a fitness area; there is also room for lots of fine grain store fronts.

As for the design, I've hinted the inspiration is drawn from Habitat 67, something I heard other members of the public pick up on. Frankly, something that was pointed out to me that I can't unsee, is how the building looks like a cliff face with waterfalls (blue glass), and greenery dotting the cliff face (shown as the white paneling).

As for the open house. Overall the vibe was quite positive. There were, of course, a minority of negative voices, but every project has that. Turnout was large, with most arriving for the start of the event. The biggest complaint by those against was the moving of the plaza, however more people seemed in favor of the idea than against. As for the experience, there were skilled face painters and balloon art makers (care of A-Star Art Parlour), and the food included bacon wrapped chicken... those who didn't attend missed out on quite the carnival open house.

Personally I hope this project sails through. It's overdone to say projects will be a landmark or a game changer, but I really feel this proposal will greatly add to the urban fabric of Vancouver. It's just a shame Translink wasn't willing to get on board to incorporate the station into the site, as it really could have been a far better transit experience.

yeah, as much as i criticize vancouver's planning department, when you do it well, you really do it well. this looks amazing.

only thing is that if the city were really committed in a major way to affordability, it would delete all residential automobile parking allowances and, in exchange, waive whatever amenities contributions the developers were obliged to provide. affordable by design: just slice out the portion of the market that wouldn't even look at a place that hasn't a parking space.

There's only about .5 residential parking stalls per unit. Most of the parking is driven by the demands of Safeway, who have a long term lease and are in the driving seat. This has driven a number of less-than-ideal design decisions.

Looks great, but a 5.7 FSR at the region's busiest transit hub is appalling. This should absolutely be in the double digits.

I can't help but feel that the Commercial Cut proposal is the first of several underhanded ways to hamstring any future and more efficient use of the cut for transportation purposes.

How so? A casual observation tells me the amount of freight traffic through the cut is greater now than anytime in the past decade, and furthermore, I doubt BNSF is going to give up that rail corridor anytime soon.

The cut is in an awful state and this elevated plaza enhances the area significantly, so it gets my vote.
