I think there are deadlines and other stipulations involved that protect this property from becoming another capital pointe.. if nothing gets developed the rights to property go back to centerventure and also sky city is no longer elgible for the tax rebate/grant they were promised.

I just don't want the City to let them demo the building, regardless of condition or use, and leave us with a shiny new gravel lot. Or even worse, a hole in the ground like CP.

construction funding has to be in place before demo apparently.. expect some news from Edenshaw/fortress soon.. I hope Edenshaw has enough integrity to see this through their name s now tied with this project..

Edenshaw has built a few high rises so they are legit

remember Edenshaw is not building capital pointe..

i just need to remind people again this is joint project not just fortresss... so this can still happen regardless what happens in regina

edenshaw has developed a few 45 plus story projects they are legit... dont go panic and cry and think omg look what happen in vagina no this is edenshaw project... fortress is a partner but edenshaw is just as deep into this

This is my bottom line. I'm not thrilled about it, but I can live with seeing the St. Regis get demolished, as long as something (anything, even a parkade) gets built on that site. Worst case scenario is demolition followed by surface parking or, as you point out, a big ugly pit.

lil wayne. I'm going all Winnipeger again because that's what we'll be left with. Another surface lot downtown. Edenshaw has nothing to do with the St Regis site. From what I can tell its still separate from SkyCity. Fortress said it will all be rolled into one. But we haven't heard a peep out of Fortress for some time.

To reiterate, we all want to see this development to go ahead. Trusting the City has this under control and we just don't know. But the optics are bad right now.

they lose 4 million if st regis site is not developed.. I'm pretty sure center venture could find some one else willing to develop on it still a pretty decent location.. especially when 300 main is completed.

i am also very afraid of this...i don't get the game plan...i know how they make their money on the tower...i don't get what interest they have building parkades in remote cities like Winnipeg...its totally out of their wheelhouse....it seems unlikely the tower will be built, so their portfolio in winnipeg is a parkade?....makes no sense.

even with proof of financing, they can still just demo and bail...i hope they aren't using it to look like they are committed to the tower to get more people to give them their money.

I guess in the next month or 2 well know if this is a big con job or not...

all I know is I'm glad I didn't invest in this tower. cuz best case it probably wont be completed til 2020 atleast

This is how fucked up Winnipeg is. Someone from Centreventure not understanding why or how a crooked orginization is skirting downtown demolition rules. Holy shit.

Fortress: We are going to demolish the St. Regis.
Centreventure: Do you have a development plan in place and financing to back it?
Fortress: yeaaahh wee doo. I think so.

St. Regis is demolished.

Centreventure: When will the development begin?
Fortress: We will let you know after, uh, after we get permits, when uh, after, uh Capital Pointe is finished.

They must show proof of financing before they are allowed to demolish. There are as many checks on them as possible. That doesn't mean they can't bail. There are penalties to doing that but there is no way to absolutely guarantee it.

I'm not saying they will bail. I just don't understand their interest in a project like this. If the tower was half way up I wouldn't be fearful but without the big project it seems weird they would want to do the little one.

Maybe it's a good sign. Maybe it means they are confident that the big project will happen.
