Interestingly enough that comparison picture of the skyline was the subject of KVUE's verification segment tonight. They verified it obviously though they never considered that the 2017 pic was taken from the Zilker Clubhouse, rather they used the view from Mopac.

It would be 120' (5-1 FAR) without a density bonus which is about the height of the rendering. With a density bonus it could be 200' (8-1 FAR).

About a quart of that block has a CVC running through it. The portion where this project is planned isn't affected. I know that's a little bit outside of the heart of downtown, though, technically still within the official boundary lines of it, but I would really like to see something tall there. We really are running out of places where something tall can go, so I wish developers would aim big on these lots with no CVC on them.

Its amazing how far that before/after picture traveled. I saw it referenced by someone on linkedin as well.

I didn't post the before/after picture anywhere except on the Independent thread here in this forum, but I forgot about The Google. Although the source of the 2017 photo was properly listed earlier in the thread (Brian Cole Photography), I was just doing a quick comparison and didn't think I needed to re-credit it for the people on this forum. However if I post something like that on here again I'll definitely put the credit for the original photographer/source ON the photo just in case it escapes the forum again. Lesson learned.

I was quite surprised as well. Was not expecting that comparison pic to have a segment on the news. What suprises me even more is that people haven't noticed that DT has grown significantly since 2010. I'm assuming what threw many off was the location of Frost in each pic but that's easily explained because the second pic wasn't taken from the same location as the first. It's kinda funny that they felt it necessary to actually have a reporter drive around looking for the angle to verify it lol.

Everybody is too busy bitching about new buildings only being 400 feet tall to notice the amazing density that is developing downtown. You can be blown away approaching downtown from several directions today, It is not an optical illusion. Downtown Austin has become a real urban space.

As Austin fills in I wish developers would be more creative. The only project that stands out is The Independent. Just getting tired of seeing the same thing.

Yes, I agree with that. It is a lot of ugly dark glass. I don't mind the fact buildings aren't super tall, but they should create visual interest. This is not happening. I think this Austin Proper building might turn out to be a looker. Sure hope so.

Agree on all accounts. I think Proper is going to look great, and it will have a place of prominence, even when whatever the tower to the south will be gets built.

Greg Marchbanks' real estate and private equity investment firm is a team member (The Marchbanks Company). Marchbakns, Bill Gernstein, and Lambert joined forces to co-create Bunkhouse. However, Liz and Bunkhouse are not involved in this project.

Auberge has been tapped, obviously, to manage this property. A world-renowned, luxury brand. Very, very exciting for Austin. Auberge is a superb company!

Three of the top five “buy markets” in the retail sector are in Florida and two are in Texas. All five are characterized by low vacancies and strong demographics, according to Ten-X’s latest quarterly report on commercial real estate.

An entirely different story explains why Austin joins its sister Texas city in the top five. While it’s far away geographically from the Bay Area, Austin can be characterized as a hot tech market, Muoio said.

The city’s population is exploding, growing at more than triple the national rate, and paired with an unemployment rate of about 3.5 percent, the retail sector benefits from excellent demographics and a solid economic backdrop.

With decreasing vacancy rates and no significant supply risk, Austin is in a “sweet spot in terms of strong demand coming from population growth and income that’s being generated in the tech industry,” Muoio said.
