Thanks for the pics.

The foundation for that crane is so huge it'll take a lot of demolition to remove it.

If the City is smart, they would use it as the base for a piece of sculpture.

Went to the Westbank open house tonight for their second upcoming Alberni project (Alberni and Bidwell), this time the architect being Bing Thom Architects. The design has some similar tones from their First Baptist Church project (and reminds me of a Zaha Hadid project near the High Line in NYC), but otherwise stands well on its own!




Floor plan wise, it looks like there will be 3 units per floor on the lower floors, and only 2 units per floor on the upper floors. What's really neat is that on some of the units (and all of the upper floor units), you'll have private elevator access to each unit!




There were a lot more display boards at the open house, but I got distracted by the fancy food snacks they had....

They seemed to be stacking up all the bricks so that seems doubtful.

and now that you mention it, what is the status with the first baptist church tower? I really hope it hasn't been 'value engineered'...

1668 - 1684 Alberni Concept Open House





























Here's Bing Thom's newest vision for the West End. It's a pure luxury building being developed by Westbank. Unlike the two towers this project is replacing, there will be multiple units per floor. As shown, the upper floors will have two 3-bedroom units per floor. The lower units will have two 3-bedrooms as well as a 1 bedroom unit that, unlike the family units, will have no balcony.

The podium is still under design, though it is expected to be composed of town home style units (2 floors). Originally there was talk of each town home having it's own pool, but the City nixed that idea as unsustainable. That said, each unit in the building will have it's own private two-car garage. There will be a spa located in the building as well.

The reason the top of the building has been lopped off is due to shadowing on a small part of Marina Square. Apparently this shadowing only occurs for a small portion of the day at a certain time of year. Also of interest is that Bing Thom originally desired to keep the 1668 tower and re-purpose it into either rental or strata. However, due to city policy requiring 80 feet between towers (these two would have only had 30 feet), that proposal was rejected, and both existing towers will be demolished.

The meeting had a small yet fair turnout. I didn't hear anything negative, but one can only overhear so much.
Personally, I think it's a very visually pleasing design; it definitely has the feel of a Bing Thom project. Frankly, I can't imagine what the prices will be in this building given it's location and the unit space, however it's important to note that the City should get one heck of a good CAC contribution out of this project.

Thanks for the additional renders! It's interesting that one of the towers to be demolished was built in only 1990, such a new tower to be demolished.

Although i get that neither existing tower makes good use of the property. Between the 2 towers there's only 23 units.

Ok let's break this down. The townhomes having their own pools was not approved because it's unsustainable. But the city forced them to demolish a building that the developer wanted to repurpose and provide much needed housing??! I don't get why they need so much space between towers.

this is bullshit! Does the city want to be sustainable and provide housing or do they not?

The building looks really great but I don't like projects like this where there is no net increase in housing

This tower is absolutely beautiful.

I think two years or so ago, I would have said I loved it and that be that.

But these days, with new developments in Coal Harbour going for $1700/sqft, and the knowledge we have about who is really buying these units, I can't help but think this does nothing to truly increase density and help the city other than provide a beautiful building to look at.

Existing - 1664 Alberni: 15 floors, 12 units. 1668 Alberni: 14 floors, 11 units. Total = 23 units.

I like the look of the podium in that rendering, but that looks like it's configured for retail, not townhouses.

Outstanding addition to the area, this is becoming quite the enclave of outstanding design!!
I'll be interested to see what Anthem has planned for the former Chevron lot directly to the north.

Presumably the Chevron site won't be allowed to shadow the Marina park either - so either moderate height or offset on the site?

Yup, we're done with the lie that every beautiful new building is an "improvement" to our city when in fact the inverse is true.

When the middle class has been eviscerated, this is all just shit, no matter how "pretty" it may look.

From what I hear, that project is just chugging along and will be at a public hearing sooner or later.

My understanding is that the spa will be on the ground floor. While being billed as townhouses due to the fact that they're multi-level, their entrance doors will be from inside the building on levels 2-6. So, multilevel condos could be an alternative description.

Oh wow, what a nice tower. That area is quickly becoming filled with great architecture, something that was unthinkable not so long ago. I actually wish some of these new towers would be more scattered around the Downtown peninsula and not just this area.

We have seen so many designs. It's time for them to start building some of these!

Definitely like the look of the podium, although I do wonder about pigeons on those ledges.

Reminder that the Bing Thom building will be built adjacent to the new Hollyburn Properties project at 1640-1650 Alberni (also 385ft):

As a side note, did anyone notice the hoops Hollyburn described (using "view shadows") to achieve the 385ft for 1640-1650 Alberni?
Note that the heights on the diagrams below are geodetic (from sea level, not from grade).

As a side note, the west side of Granville seems like it'll be severely height limited by that view cone.
