Rather than College Park Condos which are mediocre IMO, it's fitting to compare this project to One St. Thomas Residences (also in Tdot). Coincidentally, that was also designed by RAMSA:

Ah yes. Agree. Although one st Thomas is clad in limestone I believe. That will unfortunately not happen here

A rash of development is coming into the West End neighbourhood adjacent to the downtown district since the OCP was updated a couple of years ago. Imagine if the entire West End were to allow tall buildings. We would be in a huge building boom now.

Just as a reminder, this was the previous unannounced scheme by Wall Financial:

Also pretty sure Stern already designed the Edgewater in West Van

Awesome thanks! I don't care if it looks a bit dated, i think it's because they look somewhat similar to a few projects in Burnaby and New West etc. from a few years back (which I always liked), it's finally a design that will change up all this glass curtain and spandrel nonsense lately. Plus I'm all for a revival of Streamlined Moderne Deco architecture.

If you look closely, they really made an effort to use massing and articulation that was popular in the mid to late 20's in eastern and mid west cities' highrise architecture. If they made the render in sepia or black and white, toss in a few vintage cars and i would say it's 1930, in a very good way.

If you note the articulation at the top of the towers its similar to city hall or the stock exchange roofline. I just hope this painted area is all concrete and not stucco.

Thanks -

Reminds me of some of the Rafii Architects projects from the 1990s/2000s (Mondrian, Eden, etc) - but that not a bad thing.
They'll be a good counterpoint to the modernist buildings in the area and the punch-out windows allow compliance with LEED without spandrel.

However, remember that the Urban Design Panel nixed the original design for The Melville - which was a traditional Robert Stern-type tower - because it wasn't "west coast".

I could see the UDP nixing these ones too because it's not their taste.

Well it should be noted that their taste is a spandrel crap city so hopefully there will be enough public support to instigate some more design variation to new developments.

The responses on Frances Bula's twitter equate to "traditional is boring":

Personally, I think the traditional building would be more stable in an earthquake, easier to meet LEED with punch-out windows, easier to maintain (window wash), won't have a leaky window wall and will provide rectangular living spaces.

As long as they don't use cheap concrete with a coat of paint for the final finish, these towers would look awesome. They can use good-quality coloured concrete panellings for the cladding, like the Central Library walls. Details along the ledges, around windows, etc, can enhance the looks of such buildings. They remind me of the Mondrain towers in Yaletown; good quality, mostly concrete towers built by Bosa.

Gonna say I have to agree 100% with Vin on this one.

Luckily, we don't have too many twin tower projects in Vancouver; not really big ones, anyway.

No, just the massive-multi-cookie-cutters along the north shore of False Creek, west of the Cambie Bridge, and many other cut/paste phased developments in virtually another other community you can name.

Count me in the fans of that West End design. Finally something different, finally a twin tower and this is style I have somehow always liked. As mentioned, we have few similar buildings in Burnaby and they still look nice!

That area will become crazy dense and varied in styles - which I like!
