But it's not keeping existing streetscape. It's replacing a building that was much closer to the street which also met more closely to its western neighbour. Also the existing buildings on the west side of this property all come up closer to the street

I guess the solid surface façade near the base is supposed reference the older walk-up apartment buildings?

I think the large yard was possibly because of the suite mix, it will only be 2 and 3 bedroom suites so if your kids wanted to play in the yard you can still watch them from your suite instead of them going to the park out of sight.

I'm really hoping those first 8 floors get a revision, looks just bad and not thought out. Something in keeping with the Streamlined Moderne building it will be replacing would be nice, a number of it's neighbors are of a similar era. Looks decent for a glass box anyway.

great updates.

I haven't been to that area in years. Rogers across the street, does it still use all that store space or was it divided into more retail spaces? if so whats in there now?

Rogers uses the western most third of the space, the remaining two thirds was repurposed as the sales center for The Jervis, and now the sales center for The Mirabel, a two tower development right next to the Jervis just gearing up for pre-sales.

The City has been building what I think is the base for a construction crane on the north side Library Square plaza.

Van Cleef & Arpels was said to be the main tenant. The second space is unknown at least to me.

ah yes the name escaped me. the building makes the link to georgia street more noticeable at least, before it was kinda should i try get through there or can i get anywhere that way?

This came in the mail for me today. Landa/Asia Standard is having an open house for their upcoming development on the Alberni block they picked up from Wall Financial a few years ago.

Really excited to see a RAMSA architectural project out here on the west coast! Looks very New York to me. (apologies for the crappy picture quality)

I'm not sure I like it...it looks a little bit dated to me, but it could just be because of the picture quality. I will be interested to see further renders.

I like it. The podium seems decently sized at around 7 stories and I like how it steps back a bit at the tops

It does have a dated look about it but that makes me like it more haha. It kind of reminds me of college park condos in Toronto
