The 8th Annual Marketplace is scheduled for May 18th. Below is a screen shot of the emailer. If you are interested you can register for it at ULI's Austin Webpage: http://austin.uli.org/ There are usually some interesting planned/proposed developments presented at this event.

Development in NE area of Downtown is heating up. Velocity Credit Union is seeking to change the zoning on the site of their annex to CBD. This is right next to the 11th & Sabine project. But there is a CVC on the site.

Lol. My post just up the page that I edited and said nevermind was about this lot. I was thinking it could go tall, but then I saw the faint CVC over it.

How high can you build under a CVC? 3 floors or so?

It all depends upon the particular parcel, from a parking lot to 4 or 5 floors.

I'd LOVE to see an interesting developer take a particular parcel on which a CVC essentially removes the possibility for above ground use and that can essentially only be parking and public space, and then dig a sub-grade parking garage to monetize it and put a sunken plaza with retail in it. That'd be cool.

That's why I do like podiums. A chunky triangular tower on that lot would likely be opposed more than this would. This will allow more light on the east side of the property and let the tower enjoy the views to the west. This is supposed to have 21,000 square feet of retail, too, so it'll be good for the neighborhood. Think about it. The restaurant only contains 5,464 square feet, so this is just about quadrupling the amount of retail on that property.

It's incredible how much the view from Zilker Park has changed in just a few years. I'll be sad to see this view of Frost go away

Beautiful!!! Maybe a glass tower (or three) to break up the concrete?!? In any case, I'm very jealous - considering what is already under construction and what's on the board.

Travis County Searches for A/E Firm to Renovate Historic Federal Courthouse

Austin (Travis County) - Travis County will be collecting Requests for Qualifications later this month for architectural and engineering firms that respond to a need for services to renovate and restore the historic federal courthouse at West 8th and Lavaca streets.

As reported in VBX last year, Commissioners Court sought and ultimately obtained title to the retired U.S. Courthouse building on West 8th Street. The county had earlier failed to get voter approval to finance a new courthouse, and as an alternative is planning to renovate the old courthouse, in order to relocate the functions of its probate court system and the Travis County Clerk’s Office.

The RFQ was issued April 13 and submittals are due May 17. The design phase is expected to begin this year. The county wants to begin construction in 2018 and have the building available for occupancy by 2020.

The courthouse is listed in the National Register of Historic Places and renovation plans are subject to review by the Texas Historical Commission and the National Park Service.

I like this idea, but I have clarifying questions on your dream here. Would this sunken plaza with retail be permanent structures or something a la food trucks, market stalls, etc.?

A podium works in some cases, but not in others. I agree that this is a good set-up for this block given that a single building is intended to take up the whole block.

Podiums are a good fit for some locations such as where we have cvcs or trying to give some breathing room to other buildings within the same development or maybe they really do need a broad flat roof for a specific use, but I wouldn't want to make a habit of having them since it can make the landscape look odd.
