Some neighbourhoods that are still viable are being rehabbed instead of just razing all of the abandoned houses, Lots of new commercial, office and residential developments being announced, a new tallest tower by Dan Gilbert is proposed at over 70 stories, unemployment is dropping, residential vacancy rates are near 0 in the DT, rents are rising quickly. So many new stores and restaurants opening weekly, lots of foot traffic now and violent crime has been dropping for years. It's just the beginning of the boom, but it's ramping up quickly, and it is very noticeable to anyone who knows the city.
We need to hear more about this... and the news should be posted in the 50 tallest thread too...

Even with Detroit's lowest office vacancy rates in a decade sitting at 13.5% I don't see a project that large getting off the ground.

Well, its not an office building, it's a residential tower with office and commercial in the ten story podium. The demand for apartments in DT Detroit is stronger than ever, with a vacancy rate of almost 0%, so there should be no problem filling the residential portion.

Detroit's renaissance is pretty impressive, might be a good city to invest in...

It's like night and day compared to even 5 years ago. It's so amazing to watch the city emerge from such a long, hard decline. Lots of investors from all over have already jumped into the market lately!

Lot more competition and real estate speculation in the US. 13.5% is not high at all. Combine that with high absorption and several million square feet of office space (or more than Toronto has now) could already be under construction.

The last thing Detroit needs right now is a 70 storey tower.

I could, but it's getting too busy for me, besides I like Ontario more. More & more of my friends are moving out there these day's. (Same goes for Montreal for w/e reason).
Personally Calgary is getting too big/ busy for me these day's I want to live somewhere my money will go further in. (Is living in Calgary for 19 year's not long enough?)
Besides Cities like Windsor & London do that for me.
Calgary is too poorly mismanaged IMO for a Major Canadian City, I can drive but I hate how much our City Sprawls, I wish the Green Line was built already.
(Even Toronto, Montreal, & Vancouver have FAR, FAR better Transit Systems than Calgary does that moves more people around more important Communities within
those Cities).
& even if the Green Line was built I'd still have to drive to most of the Communities my brother & my friends live in. A C Train can only get u so far Calgary has too many new
neighborhoods where transit is scarce or just very low efficiency, (to some even as bad as no routes at all).
I'm sure their is a difference between Rush Hour Traffic in London or Windsor Ontario than in Calgary. *Cough *Cough Hundreds of Thousands of Calgary
Drivers vs only Tens of Thousands in those Cities.
+ I like Ontario for investing purposes Real Estate Appreciates in that Province far faster than it seems to in Alberta, Ontario in general is bloody expensive.
(Just like BC), Ontario's Population is huge u can get to equity faster in a smaller community.

Why do you say that? It's a residential tower! With apartment vacancy rates near 0% in DT Detroit and rents spiralling up, a 70 story residential tower is exactly what the city needs. New residential is snapped up immediately once it hits the market, so the demand is there.

Windsor is definately more blue collar, gritty and multicultural than London, and to me actually feels more urban due to its many old ethnic neighbourhoods, and connectivity with Detroit, compared to more white and suburban feeling London. London's DT feels much bigger than Windsor's though. London is becoming more diverse as well lately though, which is nice to see.

As for Detroit and Toronto, they are very different from each other, but are both great cities. I think you would really like Detroit if you were to come and visit and actually see what the city is like. The Windsor/Detroit area is very underrated, but it is currently going through a renaissance and it's a very exciting time to live here.
Your right I think I would like Detroit too, but more than Toronto?
Probably not, come to think of it I've never actually met a person who liked Detroit more than Toronto. (Not saying Detroit isn't a nice City but it's not on Toronto's level if ever). Plus my Uncle Lives in Toronto, my friend Bobby Lives in Toronto. (Well it's Suburbs anyways), my friend Nina Lives in Toronto, a Handful of my friends from Calgary I went to middle school with live in Toronto, a few Nigerian Families I knew in Calgary even moved out to Toronto. The number of people I know in the Toronto Area is fairly large already. (Easily the City I probably know the 2nd most Canadian's in which is saying alot since I know alot of people in Cities like Edmonton & Vancouver too). Toronto's Pull/ Orbit is just so enormous compared to other Canadian Cities, I don't see how I'm never not going to know alot of people living in Toronto.
When it comes to Detroit I probably know like 1 Family there. (VIA/ through my Father & he lives close to Joe Louis Arena but that's about it).
Yeah I knew that London was getting more Diverse/ Multicultural (Mostly because well it's growing too), But Windsor & London are a toss up for me. 1 is closer to Toronto Geographically (As well as the Hub of Southwestern Ontario), & the Other is the 2nd largest City in Southwestern Ontario & Shares one of the most Important (If not the most important), International Border Crossing in Canada.
Overall I could see Windsor being slightly the more expensive of the 2 Cities. (Though I'm not sure). All I know is the proximity to Detroit & the relatively nice Winter. (By Canadian Standards), will very likely jack up the prices long term. London would be cheaper from an Economic Standpoint since it's a Mid Sized City more or less in the Middle of Nowhere in the Heavily Populated Windsor/ Quebec City Corridor, On 1 Hand the population is Million's of People 2 Hours North of it, & again Millions of People 2 Hours South of it, so it's location is ideal but not nearly as much as Windsor's.
I also kind of like how Big London's Downtown looks/ Feels. Personally to me it looked busier in Photo's that I saw, Windsor's is no slouch too/ either. During the Balloonapalooza Event Windsor looks vibrant/ busy. But London Moreso during, Fiesta London (& other such events), the final clincher is I actually know somebody who lives in London but nobody in Windsor. (But if where going for Rental/ Apartment Stock I tend to like London's assortment a bit more as their are more rental options than Windsor also). Who know's maybe I will even live closer to the GTA if price/ jobs permit it!

I didn't mean that you would like Detroit more than Toronto, just that you shouldn't write Detroit off until you at least visit the city to see what it's like for yourself.

Windsor is actually cheaper to live in than London, but it is catching up after stagnating for almost a decade because of the Great Recession, which hit Windsor harder than any other Canadian city.
Traffic in Windsor also flows much more smoothly than in London, having an expressway crossing the entire city certainly helps.

Windsor is still a quick drive up to Toronto, only 3 1/2 hrs, plus it's only about a 4 1/2 hr drive to Chicago, also, Cincinnati, a very cool city and Northern Kentucky are also only about 4 hrs away by car as well.
