A multi-family project in the heart of Vancouver's booming Mount Pleasant neighbourhood, 191 East 11th Avenue is designed by Ankenman Marchand Architects with sustainability as a guiding principle.
The building will contain no elevators and is lit at both ends of the structure by natural lighting as well as heated through natural cross-ventilation. No interior corridors will be used to further stabilize heating and cooling.

I've posted a couple new pictures to the Metro Vancouver Bike/Pedestrian Discussion thread, along with what I assume is the reason they drained the pond.

Is this one new? I'd never seen it before. Corner of Robson and Nicola

I like the navy blue alucabond, and the other colours all seem to work well together. I would like a little more thought to the mech penthouse though.

It was mentioned by Changing City a couple weeks back.
That's a better elevation, though.
Thanks.

What is the status of the Super 8 hotel redevelopment at Fraser and SE Marine? The application on the city website hasn't been updated in almost 2 years.

I didn't even know this was happening! Excellent news. I think that the new paint looks great, but it was a bit jarring with the extremely dated base.

The base was covered in square granite tiles from the 80's or 90's, when originally built in 1961 it had mosaic glass tiles in dark shades of purple and grey, must have been eye catching originally. On the far corner of the parkade entrance one of the squares was broken off and you could see the tiles beneath the granite.

I remember hearing about the original tile a while back. I wish it remained.

2075 W 12th Open House Model

Here's the little Rental 100 project at 2075 West 12th Avenue.
The building is being designed with the Arbutus Corridor in mind, and is likely to have sound proofing on at least the side facing the rail corridor. I should point out that the area, roughly taken up by the planters in the model, is land that the developer had to sign over to the city.

The Open House had about twenty attendees. Those I spoke with seem to be divided on the pro / against. Of the four that I spoke with that were against the project, two had concerns about the amount of parking provided.
The other two that were against had concerns with whether the developers would hire gangsters that plague the area to burn down the project. With the goal being that the developer could then convert the site into market units. They also expressed that market supply and demand is a concept that doesn't exist in Kits.
I don't mean to belittle their views, but it was something so different I felt I had to share. To me it's a great example of why is is important that people take the time to let their governments know their opinions.

I wasn't aware of that, thanks for sharing
I really wish there were more projects that could go with that idea of doing something different. It would either look amazing, or an tie dye streescape nightmare of colour. lol

No problem, while walking around I'm always analyzing buildings to see what alterations have been done over the years and how buildings looked originally. The 80's and 90's ruined and blandified many nice modern era buildings in Vancouver. I often research obscure old buildings that I see around the city.
