well that's not good. contract says Dec 2017 for completion and "outside date" Dec 2018 which can be extended 120 days...and if still not done then they just return your $$.

That's standard in a contract like that. There are always outside dates to protect both parties.

as I would expect. but what buyer, especially in this mkt, simply wants to fund a builder's construction and then get handed their money back w/o other options - like taking possession at a later date to be agreed upon. most people are buyer who want a place to live and are not banks just loaning money.

Condo contracts are almost always very heavily in the developers favour. And given that the demand for condos has not dipped, I'd say a lot of buyers are OK with that.

Forgot about that - maybe they'll just get occupancy for the rental floors first...

The Brentwood neighbourhood could one day be home to an entertainment venue that includes billiards, a bowling alley, ping pong tables, virtual reality experiences, food and drinks all under one roof.

Shape Properties, the developer of the Amazing Brentwood, is looking to bring The Rec Room to 4501 Lougheed Hwy.

It’s a Cineplex Entertainment concept that took off in Edmonton two years ago as part of a pilot project. The movie company plans to open another 10 to 15 locations across the country over the coming years, ranging in size from 30,000 to 60,000 square feet. The Rec Room in Burnaby would be around 44,300 square feet.

The complex will see half of the space devoted to dining and live entertainment and the other half devoted to amusement games and feature attractions.

“I think this is a pretty new concept here, and I think it’s good we get a lot of information and also find out how it’s working in Edmonton,” said Mayor Derek Corrigan at a council meeting last week.

The proposed hours of liquor service are 9 a.m. to 2 a.m., seven days a week, though The Rec Room would normally operate between 11 a.m. and 2 a.m., according to a staff report.

Whether there will be a Cineplex movie theatre is unknown, according to Lou Pelletier, the city’s director of planning and building.

“This particular proposal doesn’t start with the theatres; the theatres are on another level up, and might come from this company or another company in the future,” he said at the meeting.

The Rec Room would be located on the second floor of the west building in Phase 1 of the Brentwood Town Centre redevelopment.

Pretty cool, would fill the void when Rev's closes down, strange how Cineplex hasn't committed to a cinema here, an opening for Landmark??

Sounds like round one in Japan (minus arcade which doesn't work here) + sportsbar.

I think the concept would work, bowling seems like an evergreen thing, throw in Karaoke, darts, pool etc., add an earls or cactus club like space in the mix and I think they could do well.

Sounds great imo. I think the big differing factor between bowling, pool, karaoke places in Vancouver (versus Japan), is the spaces are either a) run down and/or b) sketchy (espot in Richmond comes to mind), given a chain like Cineplex takes on such an operation combined with the Asian demographic I think you the concept could do really well at Brentwood.

I don't even think a theater is warranted, seems like it would drag down operations.

I would rather see Landmark which seems to do okay with smaller complexes (like at New West Station) run a separate theater (as mentioned in the article).

If the Rec Room is on the level below the curving theatre level, it would be the red circled area here on the Feb 9, 2017 plans
(which is about 44,000 sq ft) and one level above the Town Centre Plaza. That would be a good location for it, a
s that level would be harder to lease for a retail store due to difficult access.

It used to be that glass was installed about 7 levels below the leading floor, but that seems to vary a lot these days.
There is glass on the podium fronting Willingdon, so hopefully it's coming soon.

Virtual reality rides would be awesome. Glad they are bringing something innovative and new to the mall, with a good splatter of night life activities in the mix.

Everyone has their pet topic. For some it's infill development at Marine Drive Station, for others it's viewcones, for others it's building malls.

Those are both the same person.

I will say that the suspension/banning policy around here is confusing. I've seen no action on far more inflammatory posts.

LOL...is it infill development at Marine Drive station per se or rather the power of mass rail in driving community (land use-based) transformation that's the pet topic in question? I'd love to have you enrol in one of my urban (transportation) planning classes.

You might as well say it's Vin.

Yes, if I argue about a certain development issue that ruffles feathers and warrants me to go into the brig, then so be it. Someone would've warned me about the "inflammatory" nature of it, such as viewcones and malls, and I would stop.

Are you implying that the moderators here aren't doing a good job?

But seriously, you guys need to stop this mob mentality.
