I think they tried to mimic the art moderne styling of some of the nearby medical buildings with the windows wrapping the corners
- but I it looks better on the older limestone buildings (and with curved corners).

From the South False Creek Seawall Construction newsletter:

CONSTRUCTION: WHAT TO EXPECT THIS MONTH
Construction continues in Sutcliffe Park to widen the path from 5 to 6 metres and install new pathway lighting. Gardens will be replanted, and benches and a water fountain will be installed once pathway construction is complete. Stairs and ramps from back gardens to the seawall that need to be removed for excavation will be rebuilt at the end of construction.

New street lighting will be installed between April 16-21. During the lighting improvements, the current seawall closure will be moderately increased to slightly east of Granville Island from Anderson Street to The Castings. After April 21, the construction zone will be restored to the existing seawall closure conditions. In the meantime, please watch signage for temporary changes to parking restrictions.

Please note that Charleson is now closed to private vehicles. For short trips in the neighbourhood, consider walking through Charleson Park, or walking or biking on the seawall. For driving trips, use 6th Avenue as an alternate to Charleson.

Seawall upgrades outside of the fenced area will begin in the fall. Please visit vancouver.ca/seawall to view the approved designs.
Also, there was a mailer regarding the closure of Charleson a couple of weeks ago. It mentions that the city will soon be starting a neighbourhood planning process for the False Creek South lands. With the leaseholds starting to expire, I can only hope for a bold vision.

Broadway and Birch April 6th - City Open House









Here's some info from the open house held on April 6th.

The project has been reduced from 17 floors to 16, and from a FSR of 8.03 to 7.07. From what I heard, the city felt that going from the existing zoning to 8 was too much of an ask, and instead opted for the current restrictions.
What is even more unfortunate is that this site is going to be one of the tallest, if not the tallest, allowed between Birch and Fir (if I accurately recall the mentioned street sections). It really is a shame that a new neighbourhood plan isn't being drafted up in response to the upcoming M-line expansion.

One really interesting piece of info is that this tower will be the first to go up under the new Zero Emissions Building Plan (ZEMP) that the city is replacing the LEED system with. While the new ZEMP doesn't go into force until 2018, the project team decided to embrace the new regulations even though they are not yet required.

Spot on cambie

Is the spandrel just white the way it is now? Looks kinda unfinished to me. The upper dark portion looks so unintegrated with the bottom .Besides the western exposure really bright and glaring especially with the sun.
Well modern architecture .... what do I know?

It's on the south side - where Denny's is today. It's a rental project designed by IBI

Yes, the spandrel on The Spot is very white and I think it's finished. The whole thing is getting close to it's final look. What I'm looking for is more fins on the dark part. I'm not sure it they're done with that. Also, this last time I noticed the addition of red glass on a few balconies on the white part. When I was taking closeup shots of the ground floor I saw that the walls there seem to angle in a bit. So, I think the white part sits square with the street but the dark part above and the dark ground floor angle away a bit. It's subtle and I find it interesting.

The east side of the dark levels have more fins, so I would expect more fins on the west side too.
I don't think the white part looks as sleek as it could (I don't really like the blocky fins).

For what is currently Vancouver's busiest commercial/transportation corridor outside the peninsula and future route of the city's next subway line, this kind of timidity and feebleness is grossly irresponsible and irrational, even for this moronic city council, if true.

855 Kingsway Open House









Some photos of the model and a bit of info from the open house.

Due to the scope of the project, there's not a lot of extra info to convey. The team is targeting their environmental standards by opting for very thick walls; the specific term escapes me.

There was a desire from the team to locate the playground area to the roof. However they
indicated that the idea was deemed too costly due to city's policy regarding the use of roof spaces. Specifically that even when part of the roof is utilized as an amenity it requires that 25% of the total roof area must be green space.

This was another small attendance event. There were maybe a dozen people in the hour or so I was there. It was a fairly mixed crowd; most neutral, with a couple neighbours complaining about shadowing. In my opinion, this Rental 100 project is an easy one to support; 6 stories with this density is a no brainer on this stretch of Kingway.

3681 Victoria Drive and 1915 Stainsbury Avenue - Revised











Here's an updated model from 19 April 2017 that shows the changes made in response to the UDP Feedback. I think it's really neat that the detail shown in the model goes as far as to show the brickwork. The Victoria side will be a composite material.

There are several key changes that were made in response to the UDP. One is the massing of the southeast corner. It creates a nice bookend effect. The changes to the courtyard are that the Victoria exit now has entrances to each building, and more clearly connects to the courtyard. The Stainsbury end has been opened up, with the massing transferred to the western building. I love that the courtyard has a design to it instead of just one blank format.

The redirected laneway proved to be one of the more contentious parts with attendees of the open house. Those who were complaining were concerned that, even with the extra space and the relocation of the parkade entrance, it would be too tight of a turn or would become constantly blocked with moving trucks. As it is, the specs of the laneway, including how much land will be transferred to the COV, is still being negotiated.

As usual, there was a small turnout, even with it being bingo night at the Croatian Cultural Center. There were more than a few in favor, and even those against the project seemed to be only concerned with the new laneway. Personally, I feel the project fits in with it's surroundings.
