It is important to consider buildings that are comparable. This is a brand-new building right in downtown Halifax. A comparable building in Vancouver would be a new building right downtown or in an area like Coal Harbour. Those places can be super expensive.

I helped somebody hunt for apartments in downtown Vancouver a couple years ago and studio or 1 BR places were in the $2-3k/month range for modern but not new buildings. A comparable new building like the Maple in Vancouver might be the Capitol Residences. I am seeing 1 BRs there for $1950 and 2 BR 2 bath for $4600/month (there seems to be a lot more competition for the bigger units, understandably).

I'm guessing this building will mostly be for well-paid professionals and wealthy retirees at first, not the normal mix of people with average incomes, students, etc. that you find in most apartment buildings. Eventually, newer and fancier apartments will be built and these ones will come down in price. It's no different from how housing is unaffordable in South End Halifax. Most people have to look elsewhere. It's important to ensure that everyone can afford housing, but not everyone will be able to afford every building or neighbourhood.

300 units. High rents plus these extras : *Electricity, heat, cold & hot water are in addition to rent. Sub-metred & billed separately.
+ Monthly rental fees apply to parking & storage.

Yes - I know one person who has signed to rent here where it opens. I'll have to ask him how/why that rent is worth it to him. If it were me, I'd be happy enough to rent somewhere far less expensive, that would allow me to pretty easily walk downtown, but provide me with more convenient access to groceries.

I still don't like the curved section - I agree, it feels inconruous.

However, I DO like the little box near ground level. I'm digging what feels like a contemporary take on 60s International Style to me.

I believe that's the fitness/pool area. Great view, but it would be much more impressive if it were higher up!

I have been looking at the Bishop Landing buildings. I always thought they were condos with some owned by Premiere Suites and rented out for short periods.
1475 Lower Water is ground floor commercial, Neighbourhood Strip Centre/Plaza at $2,600,00 and the residential units are all Land Use code. 'Condo commercial' with low values - 43 units are at less than $190,000; 12 units at $240,000.
1475 Lower Water has many units which were not Nova Scotia owner occupied and the sale of units increased significantly starting in 2011. Perhaps units are being sold to finance The Maple.

Bishops Landing has a lot of units owned by international students. For some reason every student I've know from Bermuda had a unit in there.

I wouldn't be surprised though if Southwest had held onto a number of units. Not sure why they'd sell them though rather than just take out additional financing on them to fund the Maple.

I looked at each unit in both buildings and when the assessed value and the capped value are the same it means the units are not owned by individuals, or the owner is not a Nova Scotian and not a family member of a Nova Scotian family.
1475 Lower Water units have never been capped and are probably all Premiere Suites. 1477 has some units capped, not many are capped or have ever been capped.
Who wants to pay $430,000 plus condo fees of $602 a month with a view living room view of The Alexander - the agent says '...a balcony overlooking the hustle and bustle of Lower Water St '

Interesting... looks like it's only on SOME balconies. Unless they're installing the glass first and following with gradient stickers.

I would assume its simply for privacy purposes on the levels that are easily viewed from street level.

The glass is installed clear. The privacy stickers get put on later hence the half done job right now.

Sidewalks are now open around this project. Sackville St. feels so much better now closer to the waterfront looking up.

Just counting the floors, I think it is 21 floors of (to be) occupied space, the tall glass section at the top is a mechanical penthouse.
