They paid. Any big architect will take on nearly any role if they are given a decent budget and their fee.

Nice one, thanks for posting.

I assume that it will have as large a floorplate as depicted
- just because it'll need at least 2 banks of elevators (2 x4?).

The later phase towers also look more conventionally sized.

I'm certain that the units with West & North facing will command such large premium on the tallest tower... the East facing units will have their views blocked by the building right next to it

It'll be interesting to see if the low-rise office park across Gilmore (which I think is strata-titled), will be redeveloped.

PS - that'll be a bit of a wall along the east side of Gilmore - with Escala (42 storeys) and Triomphe (46 storeys) north of this one.

If it were that easy or straightforward then you'd think that Onni would throw mad money at an SOM or a Zaha Hadid to design their "tallest tower in BC" to give it the "profile" it deserves.

For architects at that level of prestige and fame and renown, who can pretty much take any project anywhere they want in the world, it almost doesn't make sense that you'd take one in a suburb of Vancouver when, looking at the context, all the projects being done by actual starchitects (in the real global sense of the word) in GVA are ALL in Downtown without exception - Barke Ingels, Kengo Kuma, Ole Schereen......

I'd wager that their involvement in this had more to do with Chris Dikeakos Architects (who designed Station Square towers #1-4) - whose website shows that they've done quite a few joint projects,(in the US specifically), in conjunction with KPF and with whom they seem to have some sort of working relationship and agreement. (such as Dikeakos being the architect of record for KPF for all their Canadian projects since they don't seem to have a Canadian office or base of operations).
Dikeakos do have an American office (in Los Angeles), but even with that it would be easier getting projects down there if you're attached to a well-renowned firm like KPF than on your own.
So maybe a business quid pro quo-type deal.

There is a difference between starchitects with pretenses to high design (Ingles, Hadid, Eisenman . . . ) and big corporate firms like SOM, KPF . . . who offer a higher degree of sophisticated project administration while still offering sophisticated design. This division is somewhat like that between design firms and production firms on the local level.

All of these types sometimes work together, but the make-up of a design team centres on building a team that gives the client their best option based on many requirements - fame for marketing and expertise, but also things like licensing jurisdictions and local abilities to realize a project: contracts, contractor/supplier relations and contractor/supplier working experience, legal issues, marketing, etc. plus all the connections with those service providers.

The involvements you describe in your third paragraph do occur just as with any other naturally formed business arrangements. But, they are largely informal, and project teams get assembled contract by contract. "quid pro quo-type deals" don't really happen in the proper sense of that term. Most clients are wary of such arrangements if they feel they are binding - preferring to think that they are getting a fully tailored service.

I wasn't being as literal when I made that "quid pro quo" remark, as you seem to be taking it.

The overall gist of my comment was that there seems to be a superseding working relationship of sorts (the exact nature of which is unclear, obviously - hence the "quid pro quo" characterization) between Chris Dikeakos Architects (who were the original architects and the architects of record on this project when it was first launched) and KPF - with whom they HAVE collaborated on projects in the US as is evident from the project portfolio on their website - which is where I assumed KPF's involvement into this most likely must have come rather than through Anthem.

They're okay, but not as bad as Concord Pacific. Units built by Onni tend to be cheaper compared to Bosa or Beedie. Just look at the Concord Brentwood, Concord did the presale last summer and they have yet excavate the area.

Regarding issues I remember relating to their buildings:

Living Shangri-La:
- Lawsuit relating to fogging and water ingress issues on windows
- Lawsuit relating to false advertising dealing with issues between what is the residents and the hotel portion of the building

Woodwards
- Complaints about countertops being easily damaged/stained

In any case I would consider them a premium developer just solely on the fact that they are the developers behind some high profile buildings - that come with breaking news headlines (1550 Alberni & Vancouver House are the new ones).
