I feel that it might be the beginning of the end for Claridge. Between the poor quality designs like the Clardige Plazas, the horrid Andaz (the building, not hotel) and now the blow to their reputation around this project, I wouldn't be surprised to see the company dial down their operation, change name or even shut down within the next few years.

This isn't all that crazy when you look at other big Ottawa developers over the years like Beaudry, Teron, Campeau and Terrace Homes that have either shut down or scaled back, all for different reasons.

Unfortunately it's only keen observers, like those of us here, who even notice these things. The fact that their second-rate designs continue to sell suggests that most people don't know or don't care. Sadly, I think that Claridge will continue to march on as a purveyor of mediocre, mass-market, dwellings for quite some time to come.

Or it suggests most people can't afford Charlesfort, etc units.

If you are purchasing a condo for rental, I imagine Claridge is more attractive than Charlesfort...

Between the average real estate purchasing population who are less than clueless, absurdly low interest rates and buy side real estate agents who will tell their clients anything to collect their 2.5-3%.. This outcome is extremely unlikely.

New Activity

This week they are working on underground utility connections or upgrades on Norfolk Ave. , east side of excavation. Looks like Fire Hydrant replacement and catch basin replacement. On Preston Street, new orange paint appeared on sidewalk drawing line from curb to excavation wall, labelled SAN. Line (Sanitary sewer line).

I believe once the warm weather comes construction will start up again. If there is to be any delay in building the entire project due to slow sales then it would be logical to complete the parking garage to ground level and use it temporarily as paid parking. As of last Oct. sales were at 100. I have not checked back lately.

I'm seeing 102 sales as of November 2016. Either they don't update their price list very often or they haven't sold a single unit in 3 months.

Isolated Icon

From a picture-taking point of view the nice thing about Icon is that there's nothing around it to block one's view of it from 3000'. And the front doors face the sun.

I am guessing that the big block of sold units down the middle of that chart are small units over looking Dowes Lake?

Not yet. There is an office building near the corner of Montreal Road and Vanier Parkway that took longer than both Claridge Tiffani projects combined just down the road. Might be an RCMP building but not sure. Just remember driving by it years later and thinking OMG... they still don't even have windows in it yet!

Workers have returned to the site. Question I have is how will they take the crane down when finished with it? I can't see a mobile crane being able to reach that high which is typically what's done for the 25~27 story type building.

I still don't see completed ceilings and furniture on any floor of this building when I drive by...
