This is the site Burnaby wanted for the correctional centre (?) but the Province sold it...

Aquilini Development has submitted initial rezoning application for a 40-acre site in Burnaby that they own jointly with the Musqueam Indian Band, the Tsleil-Watuth Nation. The site has been used over the years by a variety of institutional uses and many of the existing facilities on the site are currently leased back by the Province. All of the remaining services on the site will be relocated by 2019.

The site is currently zoned CD and allows for commercial and institutional uses and the current application seeks to establish a master plan for the entire site, and a development plan for the first phase to be located on the Northeast corner. General details include:
◾commercial, residential and amenity uses including a child care facility
◾4-acre public open space or “commons” at the centre of the site
◾potential street linkages at South and West sides of site

Sandwiched between Burnaby Hospital and BCIT. There could be huge development potential there. All they are missing is rapid transit.

The 130 travels along Willingdon pretty frequently (as in CoV frequently). The next step is getting a B Line there.

Under no circumstances should there be any residential on that site. It should be zoned commercial and follow the plan for the area. If it is rezoned to residential then someone must be getting their palms greased. It is also perfect for a relocated Burnaby General hospital which is in the early planning stages of a major expansion / upgrade. The current BBY hospital site would make sense to rezone to residential and that's it.

Oh please. The sale goes back to 2014 and "For at least the next three years, the province will continue to lease back both the Willingdon and Liquor Branch properties."

Almost a year ago you complained about it and it was pointed out that the property Burnaby Hospital is on is "huge" - there's plenty of space for the hospital to expand (it's on pg 42).

Willingdon and Canada Way is already a shit show at 5pm, can't imagine what it will be like when all that's done.

Well I would think they would likely expand/upgrade nearby intersections/roads with the development.

130 runs every 10 minutes, I believe, and is already full of people both ways. The route between Brentwood and Metrotown is close to warranting a B-line and one day a streetcar (or in future Hasting Skytrain extension).

Looks like Amacon's next development, behind The Dawson, is coming soon: http://amacon.com/juneau/

Found this too, with an early render of the building and townhouses:

According to that link above: "The 24 storey tower will include a unit mix of 39 one-bedrooms, 92 two-bedrooms & 16 three-bedrooms (including 5 townhouses)".

Does anyone know who owns the land directly west of of the development on Juneau St? I hope the older buildings get sold off soon and complete Juneau street's redevelopment. Right now it looks very under-utilized.

It did get expanded with the Gateway project. It's a nice modern intersection.

It's still a gong show every afternoon, as the eastbound ramp on Hwy1 is not able to absorb cars fast enough due to congestion on the highway. Cars line-up all the way to Sanderson Way on Willingdon.

wasn't there a plan for an overpass just east of willingdon? off of wayburne drive?

I have noticed that now still creek avenue connects and goes past Costco, it was a previous dead end. was quite busy when i was in that area last week.

I wouldn't be upset to see a 1/4 residential 3/4 employment mix here. Some housing next to BCIT would be very successful and make for a more vibrant 24 hour development.

Did I miss something?

I was under the impression that they had previously planned (or proposed,... in concert with the skytrain station redevelopment) to place a potential Metrotower#4 where the current Bus loop sits but Translink and the City of Burnaby were not having it (since it would involve moving the bus loop to the south side of Beresford - a complete NO-NO as far as the city is concerned with regards to their plans for creating a pedestrian friendly streetscape on Beresford).

I suspect he means how long Metrotower 3 sat mostly empty. Is there a need for more office space in the area when the Station Square towers and the Beresford towers have office space in their podiums?

....yeah, I was just thinking, the upcoming Sun Towers on Beresford next to Metroplace that's going to have a chunky 6 or 7 story podium of mostly office space alongside Station Square makes you wonder if there's a market for office space that would justify a Metrotower #4 at this time or any time in the near future.

On the flip side leasing office space must be cheaper in metrotown than it would be in Downtown, but then again by that logic why not just go to Brentwood or New West?
