If you guys are interested in seeing the transformation of Brentwood/Metrotown over the years, just use Google Street view! It keeps a record of all the old images/versions as well. Just click on the grey box in the upper left corner that has the date of when the street view was taken.

Here is the 2007 Streetview heading west along Lougheed at the intersection of Willingdon (Brentwood). You can toggle to the newest version (June 2016) and compare for yourselves!

There won't be any views of North Shore Mountains from this location, as all views will be blocked by Burnaby Mountain. No matter how tall the build there, you won't see much of the mountains.

It's crazy how another complex may rise along Millennium Line. Good thing we have 2-car trains on this line and Lougheed Highway has impressive 4 lanes. All I see is congestion and more congestion in North Burnaby.

No matter what happens to the property, it is probably going to be a fairly low-density development so it probably won't make that significant an impact. Brentwood and Lougheed are a different matter altogether.

Isn't Burnaby Mountain more to the northeast of this site?

Yes, you are correct, but it doesn't matter. From any height, Burnaby Mtn would dominate the view to the north-east, but the north shore mountains stretch across the whole northern Horizon . . . only a portion would be blocked while the rest will be nicely visible. Even at Laugheed mall (I have seen this from a 20 flr penthouse south of Laugheed Hwy near the station) you have great views of the north shore mountains on both sides of Bby Mtn.

(best not to state things as fact if you don't actually know)

I'm guessing they'd have to build a fairly tall tower in order to get any of the "sweeping views" they've advertised because the elevation goes up directly north of Lougheed. A 4-5 level low-rise probably isn't going to do much to enhance any views (you probably won't be seeing much). The Brentwood area has great views of the North Shore but the elevation of Lougheed dips quite a bit once you get to the site in question, and then you also have to deal with the rising elevation of the land (north of Lougheed) up towards the mountain.

Yes, I think that would be the case. Up 10+ floors might 'grow' the view. Remember, down in the dip, there are decent views of the North Shore Mountains from all along Hwy 1.

somehow I doubt people who eventually buy there are looking for views... I mean there are so many other places in Burnaby which provide better views .

A couple of tidbits from the latest Burnaby Major Projects:

Dunblane and Imperial tower with live / work spaces - Second Reading Jan 23rd.


Brentwood Phase 3 - Final Adoption Feb 27th.

Gilmore Station Master Plan and Phase 1 (3 towers) - Second Reading Jan 23rd.

Douglas & Goring (2 towers) - 3rd Reading Mar 6th.


Lougheed Master Plan - Final Adoption Aug 29, 2016. Phase 1 (commercial and residential) - Second Reading Nov 7, 2016. Shape is paying more attention to Brentwood right now.

You missed Belford Properties' Sun Towers between Silver and Metroplace on Beresford, that received final adoption on Dec 12, 2016.

That's a major project with the two towers and the massive chunky podium containing both retail and office space.

I believe it (the taller of the two towers) may also end up being taller than Metroplace and possibly the tallest tower in Metrotown (barring 600 McKay Station Square #5) once it's done, and blocking our Klazu's view to downtown.

Ok, here's something interesting that I've noticed. I think everyone here (including myself) assumed that once Destination Toyota moved from 4278 Lougheed Highway, a new development would be built in its place but apparently the old dealership is being stripped down to the frame and rebuilt to make way for.....a new Honda dealership! Who would have thunk it? Afterall, it wasn't long ago when the site was listed for sale and was advertised as being an opportunity for a "high density residential development" ( http://www.database.land/Land/download-attachment/53 ).

What is currently happening with 4278 Lougheed Highway?

"Opening June 30, 2017". Looks like it'll be another 30 years for any chance of development here. Too bad.

Preparations are underway for a 23 storey residential tower on 2242 Alpha Avenue (adjacent to Milano) and another 23 storey residential building at the corner of 2285 Willingdon and Juneau Street.

Nothing. The mall isn't likely to do anything for a long time. Unlike Brentwood & Lougheed Malls.. its doing just fine.

There's been tinkering around the edges but that's it. The Station Square redevelopment has been a big plus for the area. There's the planned Sears redevelopment but that's stalled. Aside from that, there's nothing.
