Maybe I am too stereotypical bland cover but I like small treed plazas and am not sure I get the purpose of the Pavillion at that site.

Is it strong enough for someone to climb on top of it?

And most of the trees appear to be untouched in the rendering so maybe they'll squeeze it in.

I love it! This is what we need a lot more of to be the world class city we aspire to be!!! Location is prime. Art pieces make cities exciting to visit AND live in. Remove the unbelievable pieces from Europes great cities, Paris is no longer Paris, London is no longer London and Rome would be no better than average. Keep them coming Vancouver

It'll probably become a de-facto climbing frame for everybody from kiddies to tourists to parkour fans

...until somebody falls from the top and then a fence will go around it.

The long-awaited non-market housing project at 58 West Hastings (across from the Army & Navy store) has been submitted for rezoning. There are a few more details on the Changing City blog

^ why on earth would the city want set backs to begin from the third floor? burns thousands of square feet, breaks one of the only lovely street walls in the whole city, and generally just introduces one more way to mess the project up with contrasting design features. only thing that i can think of is that for some reason the city feels the need for social housing appartments on hastings street to have balconies. if money is no object, why not give them all parking spaces and dedicate a floor to amenities? where's the pool on the roof?

The 12 foot setback is on the west side - not the street (we misread the design rationale). It's necessary there because of the windows on the side of the adjacent building. There is a small setback above the third floor, but it isn't very much - it's a solid streetwall building. You can see the details on the City's website.

I just hope gentrification finally comes to that area of East Hastings. Will be very sad to see all the new shops shuttered or building vandalised like those around in the neighbourhood. City needs to get tough with enforcing the law to get rid of the criminal elements in the area.

What kind of non market units are these going to be? I.e. Shelter or something like what is in the Olympic village? I looked through the link and couldn't find it. One thing I found was different bike storage requirements for class a residential versus class b residential. Anyone know the difference between a and b classes?

^ "Class A" are indoor secure bike storage spaces, usually on a parking level of a building. "Class B" are outdoor bike racks that must be located in front of the building on private property within X meters of the front door.

Looking at the unit mix, there are a large number of micro units and studios, with fewer 1-bed, and 54 2-bed. 18 units are wheelchair accessible. It's being developed by The Chinatown Foundation working with Vancouver Affordable Housing Agency. Given the location and the need in that area it seems likely that it'll be a mix of low-income tenants, including some families. It will be managed by a third-party housing operator.

In October last year it was reported that the $30 million that the foundation plans to contribute would allow 125 units to be rented out at subsidized rates. Now that there are federal funds available for social housing, it's possible that more could be subsidized.

I wholeheartedly agree with you, and yet what you've expressed is probably the closest to an anti-Vancouverite thought you can express. This city has a seeming history of celebrating its sleazy underbelly.

That there is an actual drug user advocacy group in this town astounds me. Let's celebrate addictions!

that has always surprised me as well... and i was surprised the city allows Canada Day marketed as "Cannabis Day." sure, okay, 4/20 but then to market the day our nation came together as a drug peddling day as well? absolutely shameful. i just hope the federal government doesn't make it legal on Canada Day. that would be horrid.

i really don't see this improvement of being a good thing for the area. whenever we have things like this they get abused.
