You're like the most serious person on this forum - it's not an insult to acknowledge that!
As impossible as it sounds perhaps I still give you still too much credit. Someone as pompous and derogatory shouldn't be so easily confused responding to a discussion over the practical usage of terraces facing the inner harbour in high priced Toronto with built form that step backs/terraces provide to the pedestrian's experience. This confusion happens more often than not with you.

My seriousness is simply a veil hiding a true comedic genius. It's not for everyone. Still would have thought you of all people would have figured it out. Then again, your sense of comedy is about as mature as a 13 year old.
Ok then

Not sure what's so confusing. Andrew said terraces were good, you said they were excessive, I said they were good. Consider them downtown "houses" with a comparable interior/exterior ratio.

Two local developers have announced plans for "Charlie West", a 25 storey condo tower in Downtown Kitchener, designed by ABA of Toronto. The same team is responsible for the just completed One Victoria condo and the twin tower 100 Victoria project, which is just getting underway. If built, I assume this will be Kitchener's tallest. Odd name for a tower, even if located on Charles St West.

Great news for Kitchener, and that's 26 floors according to the website... should be around 80 metres!

Here are more tall proposals not on the database:

Regent Park, Block 30 - 38 floors
Regent Park, Block 16 - 29 floors
1750 The Queensway - 27 floors X3
2 St. Lawrence - 29 floors
23 Buckingham - 28, 26, 24 floors
Casa @Emery Village Phase 2 - 27 floors
1650 Sheppard, site of Sunrise Towers (15 fl) - 35 floors
5840-5870 Yonge - 29 floors
Rosehill Tower - 29 floors
North St. James Town - 45 floors X2

Yeah the fact that the foreground seems to have an empty field doesn't help things either.

I know that people like to think that Mississagua and Metrotown in Burnaby are equal, but having lived in Metrotown for 2 years (and this is before the current construction boom) it did not feel anywhere near as depressing as that photo. It was far from perfect, but felt as if it was a more mature of a community than what is posted above.

The mix of towers and empty fields have always given me more of a Central Surrey feeling than modern day Metrotown.

The Metrotown neighbourhood is more like North York in terms of where it is in the metropolitan area and how old it is. There were major stores where Metrotown is now back in the 50's. It is unfortunate that a huge mall came to exist there, and that the SkyTrain is on the wrong side of it.

If Yorkdale and Fairview Mall had somehow metastasized together around Yonge and Sheppard and the subway alignment had been messed up somewhat, the result would have been a lot like the Metrotown area.

Square One in Mississauga is a 1970's-era greenfield development surrounded by highways and big box stores with no rapid transit access.

LOL I didn't say it was confusing at all. I said you are confused once again with the context of the conservation.

Why have you been stooping to new lows lately? Calling people Dicks and now immature? If you disagree with somebody's opinion on something you don't have to start insulting them. Even worse is when you try to carry a disagreement from one thread into another. I don't think you of all people can start calling people pompous on this forum.

Also, back on subject, over the practical usage of terraces facing the inner harbour in high priced Toronto. If there wasn't a demand for units like these then they probably never would have designed it like this.

This is a really nice little office building. For a second I thought this was in Hamilton. It reminds me of a church I saw there.

The juxtaposition of the new office and the cathedral is striking. I like it!

Agreed, modern next to old almost always works well. This is why I like the last three condos at the Distillery vs the first three that went up. It's better to contrast the old rather then try to match it or blend in with it.

Buddy. I know you too well. You're the one that brought our disagreement into another thread. I called you out on it. That's one of my specialties. And Dleung? He lives for the put down. Unfortunately, his wit and reading comprehension isn't up to that par.

Everything sell in Toronto including poorly designed closets. Demand is not an indication of the practical usage of terraces.

It comes from experience too. I signed that lease so fast when I saw that 400 square foot unit with the 500 square foot terrace in the Village by the Grange community. It certainly didn't live up to my expectations that were even grander than yours. The condo rules prevented a lot of fun stuff. It was miserable in the winter months to have all that space which no one wanted to be in. Everyone stayed crammed in my tiny unit when I hosted an open house mid January.

Thanks... isn't it strange that in all of the talk about Daniels MCC, nobody ever mentioned that the tower was named Wesley?
How about the other 20 or so towers I mentioned?

.

Please don't call me buddy and you obviously don't know me at all. I didn't bring it into another thread. I commented on how a forumer did a good job of heading out to the Spit on a blustery day. If you want to read into to stuff go right ahead or some how fill in the blanks to make that relate to a topic about terraces then go ahead. Talk about a HUGE stretch. What does talking pictures in Tommy Thompson Park on a cold windy day have to do with a condo development?

Way to call me out on nothing. You must be very proud of yourself.

North St Jamestown is an oldie. It should be there in one form or another.

I've only ever added new proposals over 30 floors and everything else that has progress to market. Northshorecity stepped it up last year requesting every proposal under the sun to be added. Granted I wasn't a huge fan as so many proposal go nowhere which means additional work to keep things up to date down the road but, he's not doing it anymore and I'm happy being lazy.
