Also, it is not just Midtown. Cyan, Skyhouse Buckhead and Post Alexander have all adopted this business model and all three are sinking fast.
I've lived in a Skyhouse before and that was not my experience at all.

Not challenging you because I really have no information on this at all.

Is is there any data (crime reports, online reviews, etc) reflecting these problems?

Atlanta added 8,200 apartments in 2016; which is down slightly from 2015 when 8,300 were added

Also the top 10 largest developments delivered in 2016:
The list doesn't make sense in "largest" category when there were projects like Solis Downwood and even AMLI 3464 delivering 250+ units each last year as well. It's probably one of those "Top 10" lists that features you if you contribute to their website in some way.

Most of the reviews...at least for Alta Midtown seem to be great, but I do specifically remember the problems Cyan was having when it first opened about big pool parties and loud music. Not sure if that's still the case, but I do remember the complaints.

Im so sorry, but, once I start hearing that all of these $100MM highrises built all over Midtown & Buckhead are only at 30% occupancy with decent folk, this thread has hit the skids.

I pay to park in a deck in Midtown and after it went from $85/mo (08/2015) to $130 (06/2017). I reached out to some of the new highrises to ask about parking and got a hold of their rental applications and ...damn... they are pretty strict about income verification and credit scores and what-not.

Some of you simply don't live in the area, or could easily live one of these high rises and things are just unnoticed. BunkyWay is 100 percent correct! I hangout with one of the property managers, and I also hang with one of the regional district managers. This has been prevalent for quite some time. Sometimes it takes up to 8 months before some are getting evicted because of the high number that needs to be evicted. This isn't saying that it is the majority, but there are a lot of tenants that right checks, identity theft, etc.

Porn issues...this is also about timing of if you notice this going on in your building. But 1010 Midtown, Metropolis, Plaza Midtown, and the W Hotel Perimeter (Le Meridian) are all hotbeds for Atlanta's porn industry.

One of my favorite Atlanta memes is the elusive Midtown porn star. Often mentioned, rarely seen.

That is extremely disappointing... I had hoped these would build stability for quality life in the heart of the city. I wanted very much to live in one, but now I will think twice...

Porn actors may or may not LIVE in Midtown, but it is fact that a number of flicks are filmed there. I once had an acquaintance tell me that someone we met at a party worked in the industry. He claimed that he could show me Atlanta in the film. I didn't believe him, but he pulled it up on his phone and proved it. It was a gay-themed black male film that was produced so recently, I could see One Atlantic Center and Amli Arts Center under construction in the background from the balcony where the opening scene was shot. It had to have been the Marriott Midtown because I could see the railings which were identical. I can provide a link-LOL. It does happen but it doesn't bother me much as they have to film somewhere...

However, criminal behavior in the highrises does bother me... and saddens me. I guess I just had a false impression that living in one of these would be just like living in a hotel.

It seems to happen more often with the newer highrises when it comes to the criminal activity like forgery, identity theft, or not vetting potential tenants because the newer highrises simply want to fill their units quickly to get some stability and occupancy before evicting the troublemakers, then fill those units with qualified renters.

At first I thought from what my friends told me, they were rappers and music producers who make good money because obviously Atlanta is a huge rap/hip hop mecca where there's a lot of money in the industry, but they told me there were more insidious things going on....like druglords or dopeboys....obviously not getting the money legally. Not good.

Funny 3 of the "Apt buildings" you just listed are condo towers not apt buildings. This topic is so ridiculous and without backup talk about fake news. Geez! And it doesn't take 8 mo the to evict. I have rented plenty of property over the years and with documentation it's simple to go to court for an eviction. This is pure bull!

Well said. I hate to quote Donald...but this is purely FAKE NEWS. This wide spread thuggery, dope boys; porn, etc is simply not true. Are porn videos done in the city? Of course, it's Atlanta, GA. Will there be crime from time to time? Of course. This is nothing short of a big time breitbart hit job! Ignore it and do your own research. Stay away from hearsay that's not substantiated.

I know a few folks who work in the leasing apartment industry. Identity theft has been around forever. ITP. OTP. And anywhere else you can think of.

Wow... I would call this fake news, but I've renamed it to VERY FAKE NEWS!

I have lived in Atlantic House since it opened, and it's full of young professionals and couples. Going to the gym, reading books by the pool, doing work on laptops while drinking coffee, etc. Otherwise known as high end residential living. Pretty peaceful and upscale overall.

This isn't fake news...I wasn't talking about the evictions with the places I mentioned. I was talking about the porn. As far as the evictions, though the notices have been given, it has taken some of the properties up to 8 months, that they actually put the people out. You have to realize that these type of properties will not put belongings on the street, but not to go in great detail...there are other things that are done to keep the image of the property.

Ditto. Sounds like some jealous or uneducated options at best. Lived in a condo building for 4+ years in Midtown and we have had a few break-ins, a couple bikes stolen and the random problem with a homeless person but it's very safe. Nearly every building has secured floors. I rarely lock my doors when I run the dogs out. The folks on my floor are all professional middle class, retired and families. Many folks on work visas from other countries. Lots of Tech professors. We've never had issues on amenity decks where it would be an easy target for someone looking for a flat screen. Please stop spreading foolish gossip about a great community.

Why are some of you taking this personal? FYI, Atlantic House, most of us that live in Midtown, don't really consider that Midtown. Of course it is, but Atlantic Station is somewhat its own thing.
