I guess it depends on your point of view. If you ask where downtown Quebec City is, I'd point you to Grande-Allée and the old town. But maybe that's just me.

What a vast improvement over the initial concept for Phare. But that is really a weird situation they have there with their highrise offices... I get that Quebec doesn't want more towers intruding on the charm of the old centre, but there has to be a better way than the weird pseudo-Houston/North York development model that is taking off on boul. Laurier.

Correct me if I'm wrong, but didn't that model take off decades ago along the Sainte-Foy strip?

Yeah, fair enough. I remember it was pretty much the same when I visited Quebec City for the first time in 1996... just that there are more towers now.

I wonder if Quebec City is intent on letting development proceed in that manner, or if there are any plans to improve the streetscape a bit and make it feel a bit more urban? As things stand it looks like a somewhat scaled-down version of the Galleria area in Houston... towers, parking lots and wide streets.

When I visited St-Roch last month, I very much felt "downtown" (both literally and figuratively). The way I interpret it is that Quebec has 3 very much distinct "downtowns", each with their own sections:

-The government centre (the up-town)
-The touristic centre (old quebec)
-The commercial and entertainment centre (St-Roch)

Internally focused mega blocks like this aren't really typical to downtown North York. Downtown Houston is the exact opposite. Small blocks capable of holding one tower surrounded by multi-lane streets. The pavement coverage of the downtown core much be around 50%.

I wasn't talking about downtown Houston, I said the area around the Galleria in Houston (aka Uptown)... basically suburbia with skyscraper offices.



San Felipe Plaza in Uptown is a particularly good example of a skyscraper schlepped into an autocentric suburban area.

It would improve things immensely if they developed a typical north American street grid in that entire area. Have blocks of similar length as one sees in downtown Montreal with traffic lights and stop signs at each intersection. Not only east west streets but north south streets as well. The last thing you want is mega block after mega block. That's what makes it feel like you're walking next to a highway. It's worth noting that lots of streets in Manhattan are 6 lanes wide.

It would take long term vision but eventually density and a large resident population would allow for generously wide sidewalks; maybe even landscaping between the road and sidewalk. That road is so wide but it's an opportunity rather than a problem.

Yet another good sized tower for Edmonton 2 blocks west of Downtown.

An application has been made to rezone 9918, 9922, & 9930 - 111 St. NW. The proposed plan would change the zoning from a Direct Development Control Provision (DC1) to a Site Specific Control Provision (DC2) to facilitate the development of a high-rise residential building.

The proposed tower includes:
Height of 90 metres (Approx. 30 storeys);
Floor Area Ratio of 15.0;
173 Dwellings; and
Underground parking
An amendment to the Oliver Area Redevelopment Plan (ARP) is required.

Date: Thursday, April 6, 2017
Time: 6:30pm
Location: Oliver School (10227 118 St. NW)

There are a bunch of fairly tall Toronto proposals that have had renders posted on here over the past few months that haven't yet made their way onto the database.
Bold are estimates

From January and February:

111 Pacific Ave. - 33 floors, 108 metres

As impossible as it sounds perhaps I still give you still too much credit. Someone as pompous and derogatory shouldn't be so easily confused responding to a discussion over the practical usage of terraces facing the inner harbour in high priced Toronto with built form that step backs/terraces provide to the pedestrian's experience. This confusion happens more often than not with you.

My seriousness is simply a veil hiding a true comedic genius. It's not for everyone. Still would have thought you of all people would have figured it out. Then again, your sense of comedy is about as mature as a 13 year old.
