That'll be a lot nicer to look at than the current blank parking lot. I always find it interesting how the social/affordable housing developments often go with a design that really stands out in the neightbourhood.

I still think that is moronic. That lot had been sitting there waiting to be turned into the extension of Kingsway to Quebec.

Maybe that's why there's green space at the north end of the project? Temporary perhaps?

30 three bedrooms is a very positive attribute of the project.

I must confess that I originally thought that this was an office building from a quick glimpse of the rendering. I was surprised to read that it was actually residential, let alone purpose-built rental for the City's affordable housing agency.

Really?

I don't want to argue about that extension even being necessary, but given this picture, it would require a lot more than that.

The City owns almost all the land needed for a Kingsway-Quebec connector. However, the Simmon Fraser Annex block has been rezoned to allow for up to 5 FSR, with a height limit of 160 feet, if the Annex is retained. So for that block, on the massing board, there is no room allotted for a connector.

3.3 FSR. Just baffling.

How can the city claim they are addressing affordability when these are the densities given in a central transit served location.

The FSR is a little bit misleading on this one; the plaza was always meant to be on this site since the Mount Pleasant plan was adopted 7 years ago now. If you take this dedication out it works out to a 5 FSR; still too low, but higher than existing zoning would allow.

That was my thought too - glad the door is open - as long as the City would be okay with a RoW over an underground garage (if that's the case).

That's a good point, the plaza is likely included in the calculation.

Still should be around 7 FSR, though.

Oh gawd, this is hideous. How far has the city fallen in architecture. Yes, we know Kingsway is oriented straight towards this site, no need to angle a fake box towards it.

Whatever happened to putting large interesting clocks prominently on buildings and public spaces, I rarely even see them in lobbies now.

Traditional and ornate or striking and modern, you can't go wrong.

Sure they're super old school and many people can hardly read an analog clock, I still feel like they make a great focal point. Some digital clocks can be pretty great if thought out.

Vancouver City Hall's East Wing Demolition - April 1st 2017









The box city hall came in is pretty much gone. Happily, the Japanese Garden held up well.

I noticed the other day that the string sculpture on the west side of the Lee Building (Broadway & Main) -
lights up in a zigzag pattern.
