Interesting building but, the terraces seem excessive in freezing cold Toronto.

Freezing cold Toronto? The most sought after condo's on the waterfront are those with large terraces. We might get 2-3 cold months a year now but we also have some of the hottest summers in the country. Those spaces could be used May through October.Tiny balconies facing the lake are pointless. If there is anywhere in the city that should have terraces like these it's along the lake.

Mid April to Mid November really with a sweater.

That building is also a luxury building. most of the units with those terraces are going to 1+ million.

And you can easily add another month and a half of enjoyment by putting a glorious christmas tree outside on the terrace. I know I would!

Coquitlam Proposal - will be Coquitlam's Tallest

It's on a very high spot so it will be quite visible for miles around. It's right next to the new Burquitlam station for the evergreen line. The whole area is rapidly transforming.

The safeway on the left has already opened. Its in a two tower development called UpTown.

Hot Tub? This is a highrise condo. Chances are you only have exclusive rights to the outdoor spaces like any other condo. You don't actually own the space. Regardless you can't do whatever you want especially when it comes to water consumption.

I've actually lived in a bedroom condo with a massive outdoor terrace as the floor below it was office space. It was overrated. The winds knocked over everything. You couldn't grow anything. It wasn't practical to be used for half the year. This was even sheltered by taller surrounding buildings. These facing Lake Ontario will have even worse winds and wind chill Of course, they're sought after. Just look at all the ideas you've had. Doesn't mean they are of value in Toronto.

These are actually priced around 6 million. Anyone with that kind of money should have multiple residences and can splurge on these sorts of things.That doesn't change my opinion that it is complete overkill on the terraces. Maybe you haven't check out the floorplans. It's not one per unit. It's 2 per unit plus a half dozen balconies. There's as much outdoor space as indoor space.

^Yawn. I prefer 3XN's 552 Church Street proposal: similar height yet much more interesting.

Time to ditch that boring glass balcony tower look with tacky fussy detailing in the suburbs BC!

Nearly anything is better than the overwrought Coquitlam tower. 552 is obese the subway tile look is becoming a cliche. The podium is good.

Wind on a tiny balcony is no better or worse then on a large terrace. As for hot tubs regulations that will depend on the developer. I watched them install a lap pool on the top floor of a condo on Wellington last year. They needed a crane to get it up on the 10th floor. Much larger then any old hot tub. I'm sure these large terraces will sell out fast for people that maybe aren't as concerned about a bit of winter wind.

That Coquitlam proposal looks like Pinnacle near Queens Quay in Toronto. Not a compliment, though it does look a little more refined.

I agree. Wind is much worse on a tiny balcony. It also makes the unit a whole lot cheaper. These terraces and balconies add up to hundreds if not a million plus dollars. It's not worth it.

This also reminds me of my townhouse's rooftop terrace. The freeze thaw cycle played havoc with the drainage system and the roof after three separate repairs still leaked. This isn't an isolated case either or can't happen with concrete condos with these walled planter terraces. I know of a few first hand that had their floors destroyed in one of our famous downpours. The floor drains simply couldn't handle the deluge.

It's not a bad interior layout but, it's definitely not worth the starting price of 4 million.

the plans on their website are only the remaining floorplans. Most of the Terraces were in the $1-2 million range from my understanding. Obviously the most expensive units are the ones remaining.

New Salvation Army HQ at Yonge and Eglinton. Metrolinx expropriated the site to build the crosstown, and is going to rebuild a new HQ for them after.

I don't think it changes anything. Those units would still have being priced with the outdoor living space in mind. It's an amazing investment as everyone dreams to have a large outdoor terrace facing Lake Ontario but, as actual living space, it's not worth the high cost of real estate in Toronto. Better to have more climate controlled living space including additional bedrooms.
