This thread started a long time ago, with years of rezoning talk.

What's the next site with a building of similar size going up? There's:

the Kingsgate Mall
an entire block on Broadway between Guelph & St George that is a vacant lot and Teamsters union hall
there's a bunch of blocks with vacant (not even parking) lots, and 1 story buildings nearby on Broadway

I know the MEC location will be redeveloped once they move down to 2nd Ave. I would expect for every project on Broadway, there are 2 going up on Main St from the tenor of the rezoning for this project

Maybe another 10 years or so? I was hoping the Independent would be the catalyst for this area to redevelop with bigger structures, but seeing the experience that Rize had to go through to get this approved and off the ground, I'm sure many developers planning on building something big have already gone elsewhere to build outside Vancouver proper.

According to the Mt Pleasant Official Community Plan, the Kingsgate Mall site, and the Save-On-Foods site (Main and 13th) are the only other locations considered for towers. Mt Pleasant is still humming along nicely though.

The Kingsgate Mall site is large enough to accommodate 3 towers

Here's a shot I got from the Granville Bridge looking to the southeast. The Independent is in the upper left of the image with the yellow crane (directly above the woman's head). Behind it to the right (with the white crane) is The Duke, on Kingsway.

Podium on this is way too big in my opinion. Not opposed to the density, but the podium is way too imposing.

Those are my thoughts too (not the podium height, but the lack of sidewalk setback and the cantilevered overhangs)
and it's likely a direct result of the neighbourhood protests over the height.

They couldn't go high, so they went wide.

Agreed, the podium is very overwhelming at the Broadway Kingsway intersection.

I dunno, the Jantzen warehouse that was here before was always very overwhelming in the area and only recently did it have any cultural activity in it. For the longest time it was an appliance store and then Maynards never did much with it before it became art space.

What looks overwhelming right now I don't think will be so bad when that wooden walkway is removed and the sidewalk is wider. Those big open spaces will hopefully have some life to them once occupied with retail.

BUT if something like Shoppers Drug Mart opens up on the corner and covers the windows with a tacky skin with smiling idiots then i give up.

The podium is massive, but that mass is broken up by using a variation of materials and colour. Far better than a lot of podiums that leave a blank wall of glass and 🞵🞵🞵🞵🞵🞵 🞵🞵🞵 glass spandrel.

I'm a big fan of strong streetwalls so I love the podium.

IMO all of Kingsway should be zoned 6-7 floor streetwall from downtown to Metrotown.

I'm hoping a bunch of the stores in Kingsgate mall decide to move over to this once it's complete.
