So, after years of no large scale activity, does Kelowna actually have 2 high rises that are legitimately under construction? (SOPA & 1151 Sunset Tower AKA the failed Lucia Tower).

That is great news. Now lets hope the hotel re-starts and then Kelowna may have a quasi-boom occurring.

Hello everyone, first time poster but long-time lurker!

YLW has posted their 2016 numbers, and they're awesome!
2016 served 1,732,113 pax. That's an increase of 8.7% from 2015.
December 2016 was also YLW's busiest month ever, serving 166,537 pax.

Awesome growth for YLW and Kelowna!

Costco is currently looking for 16 acres of land for a new warehouse. They currently have about 5 sites they're deciding on. The new location would allow for 30,000 additional sq ft, more parking, and a gas bar. They expect the new location to be open in 2-3 years and then they will be selling their current location which will hopefully turn into a planned mixed use medium density neighbourhood.

New dual brand hotel for corner of 97 & 33. Phase 1 includes 6 storey units, Phase 2 includes 16 storey apartment hotel tower. Link to application:

^^Seems to be a problem with the link perhaps? That's pretty cool to hear about the 16 storey addition.

Regarding the 12 storey highrise by prospera, wouldnt the location be the south-west corner of ellis and water street? I'm picturing the site as the gravel parking lot next to BNA. Or is this somehow sharing the 1187 sunset site?

Also, does anyone have any links or further info on the new costco location? I wonder if the empty field on Springfield across from InVue tower is included in the considerations. Would be a pretty good location IMO.

Speaking of BNA, I was there yesterday filling up a growler (awesome beer btw), and a pamphlet caught my eye. I love the artist rendition of Bernard Ave here. Could maybe feel like this one day.

UPDATE: 1151 Sunset

The tower is making decent progress as of late. 3 floors up in a short period of time. This thing will be visible from all over town in no time!

Also, public input session on Sunset property postponed. Original plan called for two 16 storey towers. In a Global news report, it sounds like the height of the buildings are being adjusted to 20+. Time will tell.

The City of Kelowna has finalized a deal worth more than $2.6 million with Mission Group to purchase the properties at 1558 and 1580 Ellis Street for a residential, mixed use development.

“The successful strategic disposition of these properties to realize a significant return on investment over five years furthers the fiscal goals of the City and supports important planning objectives of seeing more people living downtown and sustainable development,” said Graham Hood, Strategic Land Development Manager.

The properties at the corner of Ellis Street and Lawrence Avenue were bought by the City of Kelowna in 2012 for $1.97 million and used as a temporary parking lot.

The minimum height of the development will be 42 metres, or approximately 12 storeys, and can be up to 19 storeys as outlined in the Downtown Plan. Commercial space at the ground-floor will contribute to the active street life envisioned for the downtown and LEED certification is required. LEED (Leadership in Energy and Environmental Design) is an industry standard for sustainable development and one of the most recognizable green building standards worldwide.

“With more than $20 million in investment downtown in parking, public spaces and transportation infrastructure over the last five years, along with the addition of the Kelowna Community Health Services Centre, Okanagan Centre for Innovation and Kelowna Yacht Club, downtown is continuing to achieve the goals of attracting people, increasing vibrancy and building on the economy of our city,” said Hood. “Enabling residential growth downtown will allow for easy access to transit, services and other amenities and less reliance on vehicles.”

The Downtown Plan envisions a neighbourhood with a location central to the lakefront, mountain views and the Cultural District, where residents can live, work and enjoy. Increases in mixed-use commercial and residential properties are needed to accommodate the expected long-term growth and complement the recent private sector investments.

The Mission Group plans to build a massive residential highrise on a recently purchased piece of property in downtown Kelowna.

The 19-storey building will feature more than 100 residential condos, with retail space on the ground floor. It will sit on the corner of Ellis Street and Lawrence Avenue on a plot of land across from the Blue Gator Bar and Grill that currently acts as a parking lot.

Mission Group bought the lot for $2.6 million earlier this month from the City of Kelowna.

Luke Turri, the vice president of development at Mission Group, says the building will be an attractive addition to the area, with retail space along the street frontages offering “a nice pedestrian experience” along both streets.

Turri says the new building marks the start of what will likely be a burst of residential development south of Bernard Avenue.

He said with so much commercial activity in the downtown core happening these days, the region around Lawrence and Ellis is a “really good opportunity” for development.

“Certainly that area is transitioning. I’m sure in the future you’ll see other tall buildings on that side of Bernard. This will be the first one on that block, but we would expect in the coming years there would be more,” he said.

Turris said the building will provide enough parking to support the units it’s creating.

More generally, he said as more projects like this one pop up in downtown and density increases, the city will be able put less emphasis on the need for parking as more people are able to live without a car.

Kelowna’s downtown plan calls for this kind of development in the area, and Turri says the Mission Group will essentially only need standard development permits from council to get the project going.

The group expects to make those applications next month, and anticipates starting construction next spring.

He said plans for the exact makeup of the condos are still in the works, but residents will get their first glimpse of the form and character of the building when the project is presented to council.
