It would still be amazing to see a real European square somewhere in AS. Like two city blocks surrounded by buildings with public use in the middle.

Exactly, and the previously mentioned areas of Broadway and the RTD station on Welton seem like natural hot spots for an anchor type development. Is there any type of Union Station coordinated effort in AS, or are developers simply being held to zoning criteria?

It looks like Newmark Grubb Knight Frank is handling the leasing for the Westfield Development at 41st & Brighton:

"The River North Revival, a collaborative community with local flavor. 14-acre mixed use community. Delivering late 2018, the site is located at the entryway of RiNo, downtown Denvers new front door. Encompassing 3 city blocks, 4120 is one of Denvers largest land assemblages in the urban core. A thoughtful approach has been taken to create a new neighborhood that includes: 4,000-person, state of the art entertainment venue; Boutique Hotel; Restaurants, Bars, Coffee Shops; Pop-up and in-line retail; 200 for-rent apartments; 100 Artspace Artist-Specific Housing units; Ample parking; Marketplace; Film House; and 320,000+ square feet of modern, yet historically respectful office space. Construction Status: Planned"

Is this planned between 40th and 44th on the east side of Brighton Blvd? They didn't label the cross streets on the site plan. Ambitious plan and I like the activated interior street.

There was a similar development proposed last year for the west side of Brighton south of Great Divide called DriveTrain. It included apartments, offices, a hotel and townhomes overlooking the river. Anyone know its current status? That's one of the last big holes on Brighton south of 38th.

Actually, it is between 40th and 43rd Street. It showed up on OZ Arch. RiNo Expansion Plan. I also remember coming across another view of the development.

Their website shows 3 reserved town homes. The town homes start at $1.1M but are a different site than the condos, office and hotel portion.

That's three more than I would have expected to be reserved. I am a total fan of Drivetrain, but I think those town homes are atrocious looking, and a bit premature for the neighborhood. Maybe I am wrong on the latter, but they just seem a bit overpriced for that parcel.

And yet another massive RiNo project in the works with respect to 4120 Brighton.... incredible. If all the projects currently proposed in the area actually get underway, the area will look completely different in a few years. Construction this summer along the Brighton corridor is sure to be insane with the road being torn up, Catalyst, Industry Apts, Source expansion, possible Drivetrain construction, Natural Grocers.......

Plus the National Western Center redevelopment. I think that is funded. Ditto with the I-70 widening from I-25 to Chambers.

Westfield was the developer behind the Excel Building (1800 Larimer) and they might have deep enough pockets do build the whole project in one phase if market conditions support it.

Evan Makovsky owns a large parcel across from Industry as well. Koelbel is looking at some town homes behind Industry, Dana Crawford has a site and I think AMLI was looking at a deal right there too.

The City's investment in the infrastructure on Brighton is paramount to all of these becoming reality.

I found another rendering of the DriveTrain townhomes that look different than the other rendering from OZ. I like the first one better.

If I remember correctly, it was because the building is too close to the Four Seasons. The condo owners on the upper floors of the Four Seasons didn't want the glow shining into their condos at night.

I am a longtime "lurker" of this site but finally made the plunge and registered so that I can comment on Arapahoe Square. I am the founder of a modern convenience store concept that will be located at the bottom floor of skyhouse. The name of the concept is Choice and we are hoping to open in the summer. Choice combines the operating hours, product diversity, and short transaction times found at traditional conveienence stores with fresh, healthy, and local selections. With made-to-order meals, groceries, produce, coffee, and daily essentials, Choice will be open 24x7x365 and should be a great ammentity for this neighboorhood.

I made the decision to locate our flagship store in this location in part because of the info I obtained from this site (planned residential developement, lack of retail, arapahoe square rezoning, etc) so wanted to express a big thank you to everyone who posted on these topics. I am very confident we will see increased development/retail in the areas sorrounding welton station in the near future
