Waterfront properties :
Great value for great views and vistas, but terrible places to live in, in the event of earthquakes, tsunamis and hurricanes (which, admittedly we don't get here).

There was a super interesting Nova or similar documentary on one of the recent large quakes in Chile and some of the buildings that collapsed and why. They compared Chilean construction standards to North American standards to see if there would be similar destruction. What I recall as that the main thing is the amount of rebar wrapping around inside the concrete columns of buildings. The several dramatic Chilean building collapses had far less rebar in them than North American buildings would have. This allowed the concrete to basically fall out of the building columns and caused the buildings to fall over. They also found that the buildings around the ten story mark were most damaged. I think that was due to resonance which was partially due to the type and depth of the quake. They also found that buildings that were irregularly shaped or less symmetrical were also more prone to damage. I wish I could be bothered to find the documentary somewhere because it was SUPER interesting.

Where are the cheap seniors that sit in the Food Court or in front of London Drugs going to do now.... no more food court. High end stores (supposedly).

There is one guy who actually sits there all day, every day (not buying a thing of course) from 10am until around 5pm all day, every day. Hardly good for business. Like time to go home buddy.

They can always move to Vancouver's Mount Pleasant neighbourhood and sit in the food court of Kingsgate Mall, which will be there for eternity.

Like this mall won't have a Tim Hortons or McDonalds style place that people hang out in all day. Hell you can do it across the street in the Whole Foods coffee shop. They won't kick you out.

In the previous version, all of the retail units around the "South Atrium" and "South Court" (on 3 levels near the south Anchor) were coded dark purple for Luxury Store (but the legend for the previous plan did not have a colour code for "Luxury Store").

Future phase [Marked as Phase 3]- they'll need to demolish the Sears and excavate.
The "Lougheed East Entrance" and the "Truck Access" road seem to be the eastern limits of the current construction.

On the plan below, note the "non-excavated" portion of the mall (in the gray/beige area).
Everything to the south of that towards Sears and east of Tower 3 will be demolished and excavated for underground parking and retail space.

Note the lines showing the Phases on the plans above.
Phase 2 is shown as the north end of the mall (with Community Centre).

I can't understand why Shape wont announce any tenants yet??

The mall is literally a dead mall now. Le Chateau is now closing soon.

Yes the SAME people are sitting there day after day, in the same clothes. Pathetic.

I agree with Gillty and excel...
Plus, better some elderlies anytime than undesirable characters that make a place feel unsafe.

Thanks officedweller. I just noticed now parts says phase 2 etc. So it could be a good amount of time before its feeling finished.

At least Phase 1 will provide access from SkyTrain straight into the exitsng Mall. The Phase 2 and Phase 3 parts are off to the sides, so probably won't be as disruptive to the mall.

The Luxury Phase as Phase 3 makes sense - to gauge the success of the rest of the mall with retail tenants and the public before building that side.

Phase 1 seems to have 2 anchors (sub-sub-basement) and the 2 levels fronting the plaza.
So while Phase 2 is built (not much mall demolition involved it seems - just the former Zellers), there'll be those new anchors, plus London Drugs and Sears.
When Phase 3 is built, the Phase 1 anchors plus new anchor (and big boxes) at the north end may be open when Sears is demolished.
Seems like pretty reasonable phasing.

WRT that Phase 2 north anchor, I figure it'll be Sporting Life
Seems obvious with the tie-in to the community centre, a similar name is shown on the renderings and
there's even precedent for the "bridge" entrance shown on the plans with their Sherway Gardens store.
