I thought it was because there were no water and sewer services out there at the time and they would be a long time coming.

Maybe that was part of why the budget didn't work? They had to extend services to the site. Not sure.

Exactly, there is something slowing development of north McPhillips are several high profile commercial developments have been proposed for the area and withdrawn. It is also the same general location as the long speculated Costco in northwest Winnipeg.

They have started work on developing precinct F in the past few months so I assume any roadblocks are no longer there.

They are advertising the commercial land up against mcphillips for sale:

I noticed that Eph Apparel is moving into the bottom of Place Louis Riel or whatever it's called now... it's certainly a much more visible storefront than their old one on Garry. It looks good!

Gooch's on Portage is now Reliable Mobilty - a store selling wheelchairs and such. Glad to see the space fill quickly but not the most exciting retail concept.

Not sure, but it may have been delayed due to the recent sudden passing of one of the two brothers that runs the place. Looks like it can't be too far off judging by the state of the building.

It certainly looks awesome... it will definitely be the nicest kubassa shop in Manitoba by a long shot once it's open.

^^ Forgot to come post it here but Tip Top Tailors actually entered creditor protection (restructuring) earlier this week. The plan is to close some stores with no counts or locations given.

Didn't Tip Top go broke once a number of years ago and was bought out by the Frazier Grafton group so its "Deja Vu all over again" as Yogi Berra would say.

Tip Top is likely getting pinched on a few fronts. It sold clothing mostly towards the men's business/formal wear market. The trend has definitely been away from that market. At the same time there has been a consolidation in the market that would give competitor Moore's a slight edge on the costs of goods side of the market. Add in that the remaining market, especially among Millenials, has shifted to low cost measure and stich operations like Eph Apparel. It is not surprising to see them closing.

Oh the HMV side, it isn't surprising to see them closing either. Their primary product was selling media such as music and movies on physical media. That market has almost shifted exclusive to being digital, especially on younger consumers. They tried a number of things including taking a second run at the video game market, and getting into selling culture focused items like t-shirts and mugs but none really caught the market. It is also somewhat telling there used to be several stores like HMV in larger malls and with the closing of HMV there will be none. It is very similar to what has happened with bookstores.

H&M, Marshalls/Home Sense and the corridor extension will take over the Target space at KP. Not sure what other stores are slated to go in there. But there's a number of smaller, more normal mall stores going in the extension. From what I remember of the City council approvals.
