That is the crummy English Bay hotel on Denman, ripe for redevelopment. Same with that ugly 80's brick condo on the corner and the Sands hotel.

Open up the corner? Other than the alcove-looking space, the corner appears (in this rendering, at least) to be more encroached upon than ever.

Therefore, I hope this is just a very poorly-placed rendering, because the building appears to jut out onto Granville Street, excessively blocking the view of the heritage facade of the RBC Building to the south. You can even see a large portion of the current parkade still remaining to the east. The rendering also depicts the building encroaching onto the Cordova Street sidewalk. I hope a more realistic rendering will suggest a slimmer, and further set-back, building than the one depicted here, although when city-imposed height limitations force a reduction of two floors, you have to make-up the loss square footage somehow. Of course, the building will not be allowed to encroach on the existing sidewalks.

Ah - missed that there was a project specific thread. The City's DP page has a few more renders: http://development.vancouver.ca/320granville/documents/renderings.pdf the site notification one isn't very accurate, there isn't really any parkade remaining, and the corner is apparently opened up a bit. The design is by KPF with Chris Dikeakos.

Yeah, I guess in the renderings with the planters it just appears to be opened up but not really navigable.

That's for sure!! However if they do tear it down only a 2 storey building could get built because of the city wanting to keep denman a "village". I guess 5 storey buildings aren't "villagey" enough

and people wonder why there is a shortage of places to rent. that is so stupid. since when was Denman ever a village? is there some historic reason to keep it at 2 levels? Steveston in Richmond is a village, Denman doesn't appear to be though.

I'm all for curved glass too! Though I don't expect it on this office tower.

Pretty confident that the Bing Thom Burrard Place building will have curved glass though. Other than that, we don't see much of it.

It's not whether Denman had ever been a village, it's more like the mentality of local residents, and those in the city planning department pandering to these people who have the "village" mentality, even though they could be the minority, albeit loud. Sometimes I really wonder why they choose to live downtown.

"Upstands" would be the banding of spandrel panels below the windows.
Note the concern for sustainability by reducing glazing percentage to below 50%.

Regarding glazing percentage

This confuses me! You go down to Seattle (who is also hyper obsessed with being green) and you see buildings achieving leed with full window walls that are dark and reflective. Not sure why it's different here.
