Not sure if we are allowed to post dnainfo links here but interesting article. These buildings seem alot less expensive to build than i thought they would be. Except Wintrust arena...that one seemed a little steep.

508 W. Diversey seems awfully expensive to build.

$150 million for a 12 story, 53 unit building.

I don't grasp how the economics work to make that building profitable.

I could be off my wack, but with a Jewel underneath, i figured Sinclair would be in the 3's. 9 Walton with all their bragging rights of being "ultimate luxury" i thought would be at least in the 2's. But what blows my mind is that One Bennett is only 248. I know it has small floor plates but i was expecting easily over 500mil for an 800 footer.

I think you both may be misunderstanding the article. Notice in the section about No 9 Walton they make a distinction between what was spent in 2016 and what was spend in 2015. The author doesn't make it very clear but it looks like they are referring to an estimate of just what was spent on these projects in 2016 not the total cost of the project.

No it's DNA info, their data is likely way off. I have a feeling they are just using the numbers on the permits which is never even close to correct. For example, I am willing to bet that the Diversey one has an extra zero, that's easily 10x what it should be.

Bid docs are out for this one, at 675 N Wells. Huron and Wells. Not terrible, for Antunafish. They submitted for permit on or around 1/20

Agreed. Wells has a lot of wide lots and the buidlings are just becoming these wide slabs. I think some height variation along the street will make for a nicer view and streetscape. If they are going to build taller along that stretch it would be nice if they could slim up some of the towers. I like the canyonizing the street is getting but these huge slab/block buildings are getting a little old.

I'm more excited about the amount of retail space for the building than the height of it. Wells st is going to get about 700 units alone from The Gallery on Wells and 640 N Wells, so having additional space for businesses to open up would be a big win for the area.

Are there documented issues with the glass on this one? I've only passed by this one a couple times, but add these photos, and it seems like they're having quite a time with this facade.

There's actually going to be somewhat of an excess of retail space with all the new buildings.

675 N Wells will have a lot of commercial space and in addition, Exhibit has commercial space both on Wells and on Lasalle, 707 N Wells has a restaurant on Wells, the retail building on the west side of Wells south of Huron is being renovated soon and currently has empty units, Gallery will have commercial space, 640 North will have commercial space, the renovation of the Olympia Building into a boutique hotel will return commercial space to the street, the building on the NE corner of Ohio and Wells has a restaurant opening soon for the first time in a long time, the former Crofton on Wells has been vacant a long time, The 676 N Lasalle building will have commercial space on Huron between Lasalle and Wells, and the condo tower on Huron between Orleans and Franklin will have commercial space at least on the side fronting Orleans. There will be first-floor commercial space in the buildings on Hubbard at Wells, too. The condo tower for Carsons Ribs will continue to have Carsons as the ground floor That's a LOT of commercial space that'll be hitting the market in the next 1-3 years. And there are available storefronts already right now.

Don't get me wrong - if it does all get absorbed, I'll be really happy since I live on Huron between Wells and Lasalle and the more the merrier. But I'll be surprised.

Yeah, though the new space means it could easily become the cool retail corridor that downtown really needs, particularly with proximity to the design district and the couple dozen art galleries still nearby. Brands like APC, Acne, COS, Opening Ceremony don't have an obvious place to open downtown.
