The original article in Bloomberg mentions them also wanting to expand their lower-priced Scion-branded hotels

But if they wanted to do a joint venture with John Portman & Assoc. and build a 40-story Trump Hotel on Block 162 I'd say "Welcome to Denver."

I just happen to read this recently and I thought of DUS if they were just getting started. A 20% bump to the $450 million price would have been really bad news. No question that the early movers in Denver are in a great position.

A modest recession could actually be good for Denver development - after the initial shock wore off. It could drop construction costs as well as interest rates.

Good point! Denver did so much hard preparatory work when times were tough and made some great infrastructure improvements when things were slower and cheaper.

Denver in the early 80s was a city in rapid decline - it looked like a rest belt city with a dubious future. I remember the rickety viaducts and abandoned industrial lands that framed downtown as a decaying (and increasingly, an abandoned) island.

Not to pat ourselves on the back, but Denver's revitalization didn't happen by accident. From the 80s through the 2000s Denver made massive investments in infrastructure with broad, broad support - city and regional leaders & voters and private industry, as well as wise (and patient) leveraging of limited federal resources.

The US lags so much in needed infrastructure investment and Denver has been a notable, early exception with very tangible results to show for it.

Same question as I'm asking in my own city...where would his customers come from? He's toxic to most of the country as shown by approval ratings (even many of his own voters held their noses), and has pissed off people from the Middle East, China, and the world in general. Who's left that wants his Biff Tannen brand of "luxury"?

So apparently the hotel on 16th in LoHi isn't happening. It's going to be apartments...

Hot LoHi lot sells for $10M; hotel plans scrapped

Seriously who would want to stay in his properties? They are so gaudy !


And talk about an easy target for terrorism ! I was in Vegas last month and stopped by his hotel to check it out - no security to speak of. Surprising, considering that he is now president.... seems like a soft target.

Eh, not a concern of mine. If they want to build a 5-star 40-story hotel they can call it whatever they wish. If the brand doesn't fly they can re-name it the mhays Elegante for all I care.

That's interesting. I've always been a fan of Mill Creek Res. They weren't the earliest national developer but they were early enough (The Douglas) that they obviously have done very well and continue to like Denver. It's also interesting that as one of the larger nat'l apartment builders they haven't minded pursuing more modest sized projects. They're currently building Modera River North Arts on Blake Street and also acquired the site at 12th and Grant Street to build Modera Capitol Hill.

If you're wondering if they'll build anything, their market position is a concern. I suspect the brand will have serious problems, which is already evident based on anecdotal reports. (Actually anecdotes are all we'll get short of yet another bankruptcy or sale...they'd never announce anything negative.)

There's a new project going through the new Arapahoe Square design review. This particular one has a long ways to go.

600 Park Avenue

13-stories, 238 Apartments going up on Park Ave West and Welton; across the street from Alexan Arapahoe Square.

^ This looks like a taller version of that hotel that's proposed near the courthouse off Speer (the Element near 13th and Elati St).

Yeah, they do look a lot alike. They need to start coming up with some different designs. Better than a parking lot though.

The Welton and Park Ave intersection is going to be so much different when these buildings are complete. Hopefully we can get some different designs in the area going forward.

That really is incredible. That area south of Market in SF is on fire! I didn't even realize the full scale of how much is getting built there right now.

Slightly different perspective. I actually gasped when we walked up Park Ave and saw this today. I tried like hell to take a picture that could really do it justice. I failed.

Thanks for the update. Good to see the groundbreaking news on Lennar's project. I'll be curious to see what they name it? They named their midtown Phoenix project The Muse.

Yeah, it's crazy. I go there for work 2 or 3 times per year, so I've seen it take off over the past couple years. I think a lot of it has occurred after they took down the Embarcadero Fwy.
