To the extent that it's worth commenting on the draft, I'm concerned that it (the draft) still contains the exact same McMansion rules. And seems to imply that those supersede any of the new rules.

If true, that basically means we're spending millions to rewrite the code, which then won't actually change anything for the whole of central Austin.

I would rather they rewrite the McMansion laws to just allow taller houses without so many damn 3 story tall barn-chic houses having to go up to maximize the envelope and "break out" points.

They are going to get around your rules so just simplify the rules so the giant monstrosities don't have to look so fucking ugly.

The one that went up next to me is a damned eyesore. And not because it's tall. It's the stupid "make it skinny on one side so it never hits the tent posts" design that almost everyone is using to skirt the rules that has done it.

Developer plans apartments, retail for West Anderson Lane site

Preliminary plans provided by JLL indicate the building replacing 27 Eleven could be five stories tall, spanning 293,708 square feet. That’s about 10 times the size of the current building.

The new building could have 268 apartment units – 199 one-bedroom units spanning 756 square feet and 69 two-bedroom units in two different sizes: 1,178 square feet and 1,299 square feet.

The apartments would include an amenity area for residents.

A portion of the ground floor fronting West Anderson Lane would have 10,247 square feet of retail space, JLL’s preliminary plans indicate.

Very excited for this one. Hopefully it will pedestrianize a very, very auto-centric block a little bit.

What ever happened to the apartments that were supposed to be a part of the remodeling of the shopping center on Anderson where Alamo Draft House is located. I was really looking forward to that parcel filling in with apartments. Seems like the plan never materialized.

While I am glad to see life in this space and at least and attempt to return a somewhat historic facade.... I can't help but lament a cheap national chain ( part of McAlister's Deli Franchises) going in on Congress. I'm all for the need for some good cheap diners downtown. But not this.

Newk's may be cheap, but they usually focus on urban markets. It's a good sign we're getting one.
