That proposed road link over the rail crossing certainly puts a nail in the coffin of the proposed Murray-Clarke Connector.

That's what NEFC should be like.

Massive changes to both Richmond Centre + Lansdowne.
It's seriously time for a Richmond thread - I'm not quite sure why there isn't one already!

Thanks for posting - here are the pics:

NOTE: The ANCHOR looks very much like a NORDSTROM.

Richmond Centre
- looks very "unoriginal" but what can you do with mid-rises?

Here's east side shot of proposal. Ground park in middle. But hopefully they preserve all those big trees. Also, GCL a block away.

that could very well be a nordstrom

the westward extension of park road thru the richmon centre site would require demolition of the old sears

You can see the new anchor (Nordstrom) at the NW corner of Park Rd. & No. 3 Rd. in the first rendering.
A lot of the south end of the mall will come down, including the old Zellers.

No sign of a rumoured office building on the former Sears site though (i.e. south of the Park Rd. extension).

Here's the area from Bing Maps:

NEFC should be several times denser than that.

I wouldn't read too much into the renders. First off these are not supposed to be public, they are still quite preliminary, and second, as we all know renderers like to put fake retailers in their mock ups all the time.

Having grown up in Richmond, I honestly can't remember the last time I was this giddy about any development in Metro Vancouver. Even despite LeftCoaster's warnings

Flavelle Sawmill Co apparently wants to develop the land themselves.. I would anticipate selling or partnering with a well heeled developer if they receive all the rezoning approvals they need. Alot of uphill battle before we see anything there. Port Moody NIMBYSM is strong. Metro Vancouver may fight this as well.

Onni - Brookmere 29 Story tower in Coquitlam -- Excavation for the most part is completed. Crane went up at the start of January.

Beedie - Crown 27 Story tower in Coquitlam -- Almost topped off, working on odd shaped roof. Weather hasnt been helpful. Glass is in up to the 19 story last week when I passed by. Completion has been pushed back by developer to July 1 - Sept 30th this year.

It's actually just for an amendment for the OCP, no Development Permit application has been filed.

Could be a mistake.
A search of Original Joe's only shows a location on No. 5 Rd. in Richmond.
