It appears that the sales brochure is not on the website anymore. Last I checked was two weeks ago and it was still up. Perhaps the property has now been sold?

Anyway, if you type the following into Google, you should be able to view the cached PDF:

Its such a waste of prime space and it would be silly if a measly 9 storey building is built on what little prime downtown land that we have...

Well...that didn't stop the builders of this 35 storey office tower called MNP Tower from utilizing a small, constraint space, now did it?
The Edward Chapman site is less than half the size of the Credit Suisse site...

The MNP site is about 4 times as big as the Edward Chapman site.

what about the building going next to RBC on West Hastings? that site is pretty small. seems to be about the same size as the proposed site.

^^ That too. Plus MNP Tower does not occupy its entire site. Besides, it doesn't even need to be an office building...what about 35 storey hotel? 1 King West in Toronto is extremely skinny but is 51 storeys tall.

Seems such a waste of space for a 9 storey groundscraper. You can also tear down that ugly 8 storey building beside it and build a bigger fatter office tower if combined with the Edward Chapman site. The location is just so prime it must not be wasted!

Yes!! I would like to agree, esp about the ugly building next door. That belongs to another era and wouldn't be missed. _ That part of the CBD needs densifying, anyway IMO.

It doesn't occupy the whole site, but it's floor plates are larger than the entire Edward Chapman lot at around 8,500 square feet.

Perhaps it's ugly, but it adds variety and contrast, especially the colour. One reason The Exchange stands out is because of its contrast with its neighbours. If the downtown becomes too homogeneous, nothing stands out anymore and everything just looks the same--dull and boring.

It looks so good. I think it might be my favourite new tower in Vancouver in a while. It is a great addition to the area and I think they've done a great job incorporating the heritage facade.

I was wondering if, give the distate of some - including myself - of the Edward Chapman Store building - what about a miniature sized 'crystal court' such as in Minneapolis.

it could ultimately fit with the other building next door, if it is redeveloped,
complement The Exchange, and add streetwall continuity alongside.
Yes! It would need to be narrower, but could be part of another building, long and narrow, or integrated into the adjoining property, as has been mentioned.

I'll admit I was not impressed with the renders when the first came out but I was completely wrong. This is one of the best office buildings in the city. It looks simply fantastic.

Now if only someone would lease some space in it...

I like that the overhangs (or whatever the proper architectural term is) are quite subtle. I was worried that the building would like look a huge filing cabinet with open drawers at the top

What do you mean? Is no one leasing office space in the building? Its pretty much going to be vacant? That's can't be good for the other more awesome office projects that have yet to be approved...

It's only 11% leased at this point.

Asking rates are quite high and the market has so far been unwilling to pay top dollar for a location it is deeming to be sub-optimal.

Personally I'm surprised it has had such little uptake, but the building does have its issues.

This will have a small effect on the new office projects, but this is largely viewed as an isolated case within the industry. I'd expect at least 2 of the next round of office towers to go ahead relatively soon.
