Nice! I just hope they do a historic treatment on the downtown side. I don't know if a glassy Tech Center-esque design would be ideal sitting at the end of Larimer Square. The creek and Speer sides would do just fine with a glass, treatment, though.

We're having some strange issues with the host after the design update. We are working on it, but DI will have some outages here and there until the issue is resolved (hopefully really soon here)

The Bell Park site is still within the LoDo district and must go through the LDDRB process so I would assume the LoDo-facing side of the project would be designed to respond to the historic buildings across 14th Street.

Also the 21st & Welton apartments look to be under construction.

Actually, a lot of us contractors are at full capacity (my city too) and turn work down. Fees might be slighly higher in busy times, but that only means we're sadder about saying no.

In this case, it's very plausible that their favorite contractor said they can build it, but only if it waits until January.

Maybe it's bcuz I had low expectation from Lennar but that rendering is a very credible (ship) project. Definitely an improvement over Trammell Crow Res.

It was more a dig at the developer than contractor regarding the cheap remark, but yes, it's very much that way here too. The entire construction industry is very busy here, and many had their best year ever in 2016. Like you said, the developer is very likely waiting for their contractor of choice to finish up on another job so they can move over to theirs.

Hire more. The wall's not built yet. You can train up a wood-framer pretty quick-like.
