Metrotown is fine as it is. The City just needs to expand the commercial core to surrounding areas rather than targeting the traditional areas to fit into their own Vancouver-style fantasy. The current walk-ups could be high density mixed used, with enough affordable rentals to replace those ugly slum walk-ups demolished. Renovations on the exterior of Metropolis Mall can open up storefronts to the streets. Towers built around it on the existing parking space will make the huge "doughnut" hole disappear.

And so what if there is a "doughnut"? Most North American downtowns have the huge football stadiums, or that large train terminal station that would create their own versions of "doughnuts". Why can't the mall be left alone in a city's long term plan? Imagine if the OCP of downtown Vancouver includes grid streets drawn through Rogers Arena and BC Place stadium. That's dumb. Burnaby must have recruited some ex-Vancouver planners in recent years.

The huge problem with this OCP is that it may be used as a basis to reject any long-term development plan of the mall owners should they want to put in new towers and implement other major developments on their existing buildings or parking areas, forcing them to stagnate and eventually sell the property to other parties willing to break up the mall.

Or have a pedestrianized street as the central spine of the development and the commercial in the podiums.

That would never work at Metro. It would be a very narrow mall to say the least.

To tie this in with the discussion on the previous page, this looks to be the first new development to include non-market housing in the Metrotown area. If low-income residents are inevitably going to be displaced, there needs to be at least a 1:1 replacement ratio for all the affordable housing that would otherwise be lost. At first glance, this appears to be a step in the right direction.

Nice shot! While Brentwood is currently building taller towers the depth, location, and layering of the Metrotown skyline is still far better.

Having a 30 year head start always helps to create texture in the skyline. Brentwood is still in its infancy.

That goes without saying, but one thing Brentwood will never have is the perfect perched setting that Metrotown has. Running directly along the ridge of a hill rising 200 meters above the surrounding lowlands, perfect spot.

For example, the Gilmore tower may end up being BC's tallest tower, but it will located in somewhat of a depression, taking away from its scale (even compared to the Amazing Brentwood towers).

Japanese restaurants please. I envision Dawson to be the next high street of Brentwood. More businesses draws more people ...more people brings even more businesses and prosperity to Brentwood.

No not the north shore, more like the next Burnaby Height, but more cosy because it does not has the big divide like Hastings. It call it Brentwood Height.
Brentwood already has 50 storey towers , but along Lougheed.

I don't think you're understanding. North shore builds 4-6 storey wide wood frame condos like that one almost exclusively. I'm facetiously saying I hope we get a tall tower since Brentwood, known for tall towers, has swapped styles.
