There was nothing particularly notable about the previous facade except that it gave most on this board a major height 🞵🞵🞵🞵🞵.

My favorite element of the new design is that the tower (above the retail podium anyway) now faces / engages with Rittenhouse instead of facing away from it. Big difference.

Building a second tower for low income tenants is a great marketing tool to attract high end prospects. Combined with the Hillman Apartments on 22nd Street and the PHA proposal at 2102 Chestnut; this area will be quite the incubator for crime, panhandling, and eccentric behavior. The NIMBY's in the CCRA are more interested in sticking it to the 1%'ers than making our downtown a better place to live.

i hope you aren't serious. The PHA project is a private development that wont be managed by PHA. Who told you it's a low income development? And people that LIVE somewhere typically don't spend their time on corners panhandling.

This is absolutely ridiculous. First of all, they are not building a second tower, they're rehabbing the Warwick building into low income housing. It's going to be 35 low income units run by Project HOME. They do good work. That means 35 "low income units" vs. 335 upper class/wealthy units. Keep in mind that low income means low income for the neighborhood. The average income in Rittenhouse has to be over 6-figures or close to it at this point. That means "low income" will likely be in the $40-50K range. I doubt this will bring in an increase in crime and panhandling.

The Hillman Apartments on 22nd Street definitely don't bring in an increase in crime. That area is just as peaceful as ever.

The 2012 Chestnut Street development will have 40 low income units, but will this be run by PHA? I don't think so, I just think they're putting in a clause in the sale that 40 units have to be low income. This will also be 40 "low income" units vs. 160+ upper class/wealthy units. Again, low income in this sense means low income for the area. Not the same as North Philly low income at all.
