Where is Paradise Tower?

Also, assuming that this is public record, where do I actually find these permit numbers on the Denver website? This site appears to be for something else https://www.denvergov.org/buildingpermitstatus

Also, I see that there's a proposal out there for 17th and Central in Lower Highland.
2015D00047 - 2501 17th St - Muti-Family Residential - C-MX-5. This would presumably replace Amato's of Denver (the landscape business, not the restaurant that replaced their old location). This project would pretty much complete the Lower Highland street wall along I-25 in downtown.

So I was walking down 13th Ave a few hours ago and noticed the peculiar construction project going on where the Penn Garage used to be. It looks like they’re preserving the old garage. Well, sort of. The outer walls are the only thing left standing. It looks odd.

Here’s what the inside looks like:

I did a quick search to find out what it’s going to be redeveloped into. Five-story condo building apparently. I had a really difficult time trying to find a rendering but finally found this one. Who knows how up-to-date it is. The new structure doesn’t look good IMO. It’s hard to tell from the rendering but I’m guessing the siding is some kind of corrugated metal, so they’re going for the faux industrial look. It’s hard to tell though.

https://www.coloradorealestatediary.com/...s-exclusive-new-development-ogden-flats/

The article I got the rendering from his terrible – basically an ad – but I found a better article here: Developers break ground on former Cap Hill garage

I found this part interesting:

Quote:
And while he’s wary of the construction defects liability that has kept many potential condo developers out of the market, he said the imbalance between demand for new for-sale homes and the supply of condominiums is part of the reason Ogden Flats is an attractive project.

“There’s some demand in the market and we feel confident, looking at the handful of other projects out there, that we can deliver a good product for the market,” he said. “Unfortunately, I feel like the way the laws are, even if you do a good job it doesn’t necessarily keep you out of trouble. But we’re going to give it our best shot.”
Apparently it won’t have a retail component because zoning doesn’t allow for it. :/

I can’t figure it out either. I found a “project status report” here: https://www.denvergov.org/content/denver...-find-/site-development-plan-review.html It’s a similar list that uses the same project ID numbers and whatnot, but it’s not as up-to-date.

Buzz Geller’s real estate company is called Paradise Land Company apparently. They list a property at 19th and Arapahoe on this flimsy little website: http://www.paradiselandcompany.com/index.html That probably explains why the proposal at 1901 Arapahoe St is called “Paradise” Living. Unfortunately Paradise Tower is missing its location though, so I can’t see if it matches up to anything on Geller’s website.

Just got back in town and decided to walk around the city today. Thought I'd share a few photos. I started from the Union Station North neighborhood and was walking towards the aquarium and back. Just an iPhone with minimal editing.

Yeah, that "faux industrial" look is really starting to get old. It's fine for Brighton Blvd's No Man's Land I guess, but not really for Cap Hill.

Thanks for the pics, Pablosan

That is a really great selection. The DUS area is where I call home and you have really captured the super high contrast in light that we get since many of the buildings have been completed and the ground level is often in shadow. Nothing says Denver to me like that white piercing light and you certainly captured it.

The current construction on Chestnut really seems to be moving along well, and the AMLI and Holland projects on Little Raven St seem to be progressing exceptionally quickly.

Very interesting. Is this information easily accessibly online? What in the hell is that project on 2900-3060 Brighton? >400,000 SQ office?! The project at 3500 Blake is also pretty large, listed at 16 stories.

Existing structures at 3655 Brighton were wiped a couple months ago, probably in preparation for that Collegiate Bank project. The Natural Grocers has been under construction for some time now.

Also, steel is going up on the Flight building here at TAXI. I should post some pics on of these days. The core is starting to rise for the Zeppelin Station project at 35th and Wazee as well.

First of all - this is a lot of data to digest. The 2nd thing I noticed is that RiverNorth is blowing up. Blake Street will be getting a lot of love in the next few years, as well as Walnut and Larimer. The big box stores (I mean rentals) will be situated on Brighton, but overall this seems like a great start. I included some questions and comments on several projects below.

This is great! Can't wait to see this ugly building disappear for something better.

3083 Brighton - Convenience store upgrade

Nice!

3500 Blake - 16 Story Office building with ground floor retail. 230,000 SF office and 21,000 SF Parking. Parking structure.

This seems out of proportion for this area - 16 stories..?

3501 Blake Mixed Use - Mixed Use building, ground floor retail, office and 3 residential units. Square footage not confirmed.

Is this on the opposite side of Blake from the 16th story building? - closer to the E line?

36th & Blake mixed use - 485,000 SF mixed use

Is this the World Trade center?

AMLI Denargo - 3325 Denargo - The project proposes to develop the parcel at 3325 Denargo Street with approximately 390 multi-family apartments.

See you later, loading docks.

Barcelona Resturante - 2900 Larimer - Conversion of existing structure into an eating and drinking establishment including outdoor seating area along 29th Street and behind the building. Includes installation of a food cooler and outdoor BBQ shed.

Is this different than the Dino building, highlighted below?

Blake Street Apartments - 2401 Blake - 286 multifamily, 8 stories.

This will really make Blake Street much nicer to walk down - impressed that it's going to make BallPark Lofts (right across the street) seem small in comparison.

Blake Street Housing - 1420 38th St - 4 story multifamily.

That'll make the corner so much nicer! Curious how many units..

Camden RiNo - 3200 Walnut - 232 unit residential apartment building including a club, leasing office, and retail area with a structured parking garage.

This is a big news - improvement wise. I assume the Denver Hardware location will be torn down and replaced with a full block of development.

Catalyst Digital Health - 35th & Brighton - 180,000 SF office/retail
Huge

Dino Building - 29th & Larimer - 5,000 SF mixed use

Is this the building right next to "Ratio Bar"? I assume the existing building will be renovated. Sure would be nice to see the vacated gas station turned into something on the other side of the street.

Goldstar Warehouse - 2800 Walnut - Core and shell renovation of the existing Goldstar warehouse building

This is a cool building. I wonder what it will be used for? Restaurants? Retail?

Hurley Place - 38th & Chestnut - Mixed use & music venue along the Platte adjacent to Blue Moon. http://www.menaltodevelopment.com/hurley-place/

Is this going to be an actual structure? Or, will it be open to outdoor concerts like they hosted last summer?

Industry RiNo Station Parking Garage - 3825 Lafayette - 300+- Space structure parking garage

I don't understand this one. The location is currently a warehouse.

Modera - 2840 Blake - 182 Apartments

Finally - what an eyesore that old location has become.

RiNo Sports Galleri Pool - 3595 Wynkoop - Retain existing building, and add pool and amenity area for the use by the existing building tenant.

A pool? Why would a retail commercial structure need a pool?

Summit Church - 3300 Larimer - Proposed site and streetscape improvements for the existing church and office building. Potential change of use on the office building to an eating and drinking establishment.

A church is going to become a drinking establishment?

.
