I'd imagine part of the problem with redevelopment along Robson is inadvertently related to city planning.

Robson rents are generalyl too high for small retailers. Ideally a medium or maybe large retailer would want to be on the street due to high foot traffic, but the blocks are, as you said, mostly taken by small landlords with disparate CRUs. So this makes it tricky for any medium or large retailer, who would need a larger footprint location.
The small landlords in most part are not selling, so it prevents land assemblies along that stretch. So retailers can only get a decent amount of square footage if they build up. But with a single-width or even a double-width CRU storefront, you'd need to go up many many floors to attract a medium-sized retail store with your square footage - and even then, it just becomes too expensive and inefficient to build, and not ideal for customers to shop over split floors if you're a smallish retailer.

On top of that, City Hall has limited the height of retail stores over Robson Street anyway, so no developer would even be motivated to even attempt to build a multi-storey narrow CRU.

The best solution would be for some of those small CRUs near Robson and Burrard to sell to a developer, who then assembles a decent-sized floorplan (say, half a block). Then they can redevelop to the maximum allowed height, create a 2-floor retail footprint, more if they have interest from an appropriate retailer, and put offices above that, up to the full allowable FSR height.

The nearest to this concept that I've seen done on Robson happened a few years ago on 2 of the Robson/Granville corners. First with the Futureshop/Winners development, and more recently with the Old Navy site. Something like those 2 redevelopments could definitely happen further down Robson, and I think it would help put some big names on the street. I could totally imagine a Muji or similar successfully taking up a 2 storey floorplan mid-Robson. Something with international draw would be the only tenant that could make it work.

where the gap is now, could be a good candidate to get redone the same way they did where Forever 21 is, it's a weird space as it is now, one almost forgets there is even a store tucked in the back there.

I don't see why robson east of granville can't take off better

Really??! Because the city limits it to 2 storeys, hence the village feel they are obsessed with

The City of Vancouver don't limit 'Robson Village' to two storeys. For the three blocks between Burrard and Jervis, the West End Plan (as has already been stated above) allows

• Building heights: up to 21.3 metres (70 feet)*.
• Density: up to 3.0 FSR*.

The illustration on page 35 of the plan shows as an example a three storey retail building, going straight up from the street.

lol. Yeah but 3 stories is basically the same thing as 2. And is still "village". I'm talking 15 plus floors

Robson works because of it's lack of height, allowing 15 flrs would kill it. All high streets are generally only a couple of stories in height. Being able to consolidate some of the smaller retailers would certainly help, but you can't force owners to sell hence we're stuck in the current situation.

Well I can't see how that would necessarily kill it. East Robson is always packed full of people and you have 30 plus storey buildings there. If there was a 15 storey building say where London drugs is im sure Robson would be fine

Agreed, most great high streets of the world are perhaps 5-6 storeys at most, shoppers don't want to shop in dark canyons especially at this latitude. Just spend a few minutes along Pender in the middle of winter, it's dank and dark and unappealing.

Gap is located in what's left of the Robson Fashion Park, north side 1100 block, likely the biggest candidate for redevelopment. Horrible pink stucco 80's building that's vacant in the middle ( formerly Below the Belt ) and vacant on the upper level, formerly Settebello then later the karaoke place.

Do you mean all high streets *in Vancouver* are generally a couple of stories?

I ask because most of the major high streets in western cities across the World are actually generally way more than a couple of stories. I can understand a couple stories in Vancouver's smaller high streets - there's not the population density or foot traffic to support much more. But on Robson Street, I would expect that is the one place in Vancouver where we could get multiple storied retail/office mixes, to support those high property prices.

Just spend a few minutes on east Robson or alberni in winter and you'll see tons of people. And don't be so dramatic. If you placed taller buildings on north side it won't make the street dark at all.

yea, i remember when it used to be the ralph lauren store, and there was a benetton in there too

The Hudson retail area is getting new flooring.
I think the old flooring was slate.

... and CF Pacific Centre signage that has the leaf design to match the Granville & Robson entrance (I think it's been up for a while now).

Kohler is opening a showroom on Broadway and Fir where the Goldilocks Bakery used to be. Seems like it would be a pricey storefront for plumbing fixtures.

I think there was Alfred Sung as well plus an inside cramped little mall with some tiny stores.

They're doing a huge reno to the building, basically rebuilding it. I think it will be there a while.

It's another EMCO showroom. It was leased back in January:
